Indi Southbank tops out: a new era for Build-to-Rent in Melbourne


Key project partners for Melbourne’s burgeoning Build-to-Rent (BTR) sector have celebrated the topping out of Indi Southbank, marking the successful completion of the building’s major structural phase after two years of construction.

Indi Southbank, featuring 434 apartments including at least 40 affordable rental homes, will form part of Investa’s BTR platform, Indi. The project is part of the City of Melbourne’s Boyd Village Precinct at 132 Kavanagh Street, Southbank.

The development will offer residents an exceptional inner-city lifestyle with rental flexibility, premium amenities, and a host of communal spaces, including private dining and entertainment rooms, a cocktail lounge with city views, and various recreational facilities.

Lord Mayor Nicholas Reece emphasised the importance of BTR in Melbourne’s housing market, stating: “Build-to-Rent is an important pillar in Melbourne’s diverse and inclusive housing market.

“The Boyd Village offering delivers superb modern living, in sought-after Southbank.

“This milestone signals ongoing confidence in Melbourne as the best city to invest, build, and live.”

The Boyd Village precinct, a collaborative effort between PDG and the City of Melbourne, will deliver a mix of residential and affordable housing, along with public amenities to benefit the local community.

PDG’s Founder and Managing Director, Vince Giuliano, highlighted the project’s unique offerings, stating: “Indi Southbank will offer an unparalleled living experience at Boyd Village in the heart of Southbank, blending residential charm with expansive parks, green spaces, and a variety of leisure and co-working areas.”

Oxford’s Vice President Head of Development Asia Pacific, Ian Lyon, expressed excitement about the project’s potential to set a new standard for the BTR rental experience in Australia.

Investa’s Chief Operating Officer – Real Estate, Sally Franklin, added: “Our goal is to transform and elevate the rental experience in Australia.

“We are committed to setting a new standard for modern living that comes with more freedom, flexibility and peace of mind.”

The development boasts impressive sustainability features, including a 7-Star NatHERS Energy rating and is targeting a 5-Star Green Star Buildings rating from the Green Building Council of Australia.

It is scheduled for completion in mid-2025, with residents expected to move in shortly after.

As Melbourne’s BTR sector continues to grow, Indi Southbank stands as a testament to the city’s commitment to innovative, sustainable, and community-focused urban development.

The project promises to be a transformative addition to the Southbank community, offering increased access to affordable housing options in Melbourne’s dynamic inner city.
