While heavy machinery and falls often dominate workplace safety discussions, the hidden health risks associated with hazardous chemicals in construction materials receive far less attention.

This guide explores the dangers hidden in common building materials, the health conditions affecting Australian construction workers, and the practical steps businesses can take to minimise exposure and create safer worksites.

The hidden hazards in everyday building materials

Many modern building materials contain chemicals or substances that can pose serious health risks when they are cut, drilled, sanded, demolished or otherwise disturbed.

Crystalline Silica – Crystalline silica is a naturally occurring mineral found in many common building materials, including engineered stone, concrete, bricks, mortar, tiles and sandstone. When these materials are cut, drilled, ground or polished, they release fine respirable silica dust that can travel deep into the lungs.

Unlike larger dust particles, respirable silica is hard to see and may remain airborne for extended periods. Long-term exposure has become an increasing occupational health concern, with workers at risk of developing serious lung diseases, such as silicosis and other silica-associated diseases.

Asbestos – Although asbestos has been banned in Australia since 2003, it remains a significant hazard because it is still present in many older homes, commercial buildings and industrial facilities. In fact, about one in three homes in Australia has asbestos in some form.

Asbestos-containing materials may be in roofing, insulation, vinyl flooring, cement sheeting, pipe lagging and textured coatings. These materials are generally safe while they remain undisturbed.

However, renovation, maintenance, or demolition work can release microscopic asbestos fibres into the air, which can be inhaled without workers realising it. Even relatively low levels of exposure may increase the risk of developing serious illnesses such as mesothelioma and lung cancer, often decades after the initial exposure.

Lead-Based Products – Older buildings often contain lead-based paints, coatings and other components that pose health risks during renovation or demolition. Before it was banned in the U.S. in 1978, most homes used lead-based paint and components. As such, sanding, drilling or demolishing these painted areas can release fine lead dust into the air, which construction workers can inhale or accidentally swallow.

Prolonged exposure may affect brain function, kidney and reproductive health. Additionally, without appropriate hygiene practices and protective equipment, workers may also carry lead-contaminated dust home on their clothing, footwear or tools, potentially exposing family members to harmful levels of lead.

Solvents and Chemical Adhesives – Many construction products, including sealants, waterproofing compounds, adhesives, coatings and cleaning agents, contain volatile organic compounds (VOCs) and other industrial solvents. These chemicals can evaporate into the air during application, particularly in enclosed or poorly ventilated spaces.

Short-term exposure may cause headaches, dizziness, eye irritation or respiratory discomfort. Meanwhile, prolonged exposure has been linked to respiratory irritation, neurological effects and increased risk of chronic diseases.

Construction workers who regularly handle these products should use appropriate ventilation, follow manufacturer safety instructions and wear suitable personal protective equipment to reduce the risk of inhaling harmful chemical vapours.

Why chemical exposure often goes unnoticed

Unlike falls, machinery accidents or other workplace incidents that cause immediate injuries, exposure to hazardous chemicals often occurs gradually and without obvious warning signs. Many harmful substances found in building materials, such as respirable silica dust and VOCs, cannot be seen or felt during everyday tasks.

As a result, workers may unknowingly inhale or absorb these substances over months or even years before any symptoms develop. In fact, around 3 million workers in Australia are currently exposed to hazardous chemicals.

Many occupational diseases linked to chemical exposure can take decades to appear. Because symptoms often develop long after the original exposure, workers may not immediately associate their illness with the work they performed years earlier. This delayed onset makes early hazard identification, effective control measures and ongoing workplace monitoring essential for protecting the long-term health of construction workers.

Protecting workers from hazardous exposure

Managing hazardous building materials requires a comprehensive approach that focuses on preventing exposure before it occurs.

Eliminate or Substitute Hazards

An effective way to ensure that there is no exposure is to eliminate the hazard or replace it with a safer alternative wherever possible. Construction businesses should consider selecting building materials that contain fewer harmful chemicals, produce less dust, or require safer handling methods

For example, construction companies are switching to more sustainable materials, such as wool, for their insulation needs. Additionally, reviewing product information and safety data sheets before purchasing materials can help identify lower-risk options and prevent unnecessary on-site exposure.

Control Dust at the Source

Controlling hazardous dust at its source is an effective way to protect construction workers. Methods such as wet cutting systems, local exhaust ventilation, on-tool dust extraction and enclosed work areas can reduce airborne contaminants before they spread across a site.

Wear Appropriate Protective Equipment

Personal protective equipment provides an additional layer of protection when exposure risks cannot be fully eliminated. Respiratory protection should be selected based on the specific hazard, correctly fitted, regularly maintained and used according to the manufacturer’s instructions. Workers may also require protective clothing, gloves and eye protection to reduce contact with hazardous substances.

Monitor Air Quality

Regular air monitoring helps businesses determine whether hazardous substances are present at unsafe levels and whether existing control measures are effective. This monitoring and maintenance of on-site construction dust control improves worker health protection and regulatory compliance.

Improve Workplace Training

Effective training ensures workers understand the risks associated with hazardous building materials and know how to work safely. However, 22 per cent of workers had not been trained in the safe use of respiratory protective equipment.

As such, training should cover how chemicals and dust enter the body, how workers can recognise early warning signs of exposure, how to follow safe handling procedures and how to correctly use protective equipment. Ongoing training strengthens workplace safety culture and helps prevent avoidable exposure incidents.

Building a healthier construction industry

Hidden hazards within everyday building materials continue to expose workers to dangerous chemicals that can cause lifelong illness if risks are not properly managed. By identifying hazardous materials early, implementing effective dust and chemical controls, investing in worker education and following Australian workplace health and safety regulations, businesses can substantially reduce preventable exposure. When construction professionals understand what is in their building materials, they are better equipped to create healthier worksites, safeguard their teams and build with confidence.
