Florian Rise redefines modern living in Rochedale


A new era of residential living is underway in Rochedale, with the official launch of Florian Rise, the suburb’s first apartment development.

Developed by Pask, Florian Rise has officially released the first stage of the masterplanned apartment community, located at 41 Skyview Avenue, Rochedale.

The project introduces an entirely new housing option to the local market with 62 apartments across two buildings to be delivered by RCQ Construction, with completion anticipated in December 2027.

Stage One features Aster Apartments, offering 24 residences over three levels, and Banksia Apartments, comprising 38 residences across five levels.

Designed in collaboration with leading architects Ellivo, Florian Rise represents a significant addition to Rochedale’s residential landscape.

The full masterplan spans 14,800 square metres and will eventually deliver 188 apartments across five buildings surrounded by landscaped open spaces and premium resident amenities.

The apartment collection includes a range of two, three and four-bedroom layouts – each designed to maximise natural light, cross-ventilation and seamless indoor-outdoor connection.

TOTAL Property Group Managing Director Adrian Parsons said Florian Rise meets a clear and growing need for diverse housing options in the local market.

“Florian Rise addresses Rochedale’s housing shortage by introducing the suburb’s first apartment development, offering a more affordable and low-maintenance lifestyle option for buyers,” Parsons said.

“Designed to provide a level of amenity that is reflective of a modern lifestyle, affording residents wellness and recreation opportunities not afforded in a typical residential setting.

“We’re seeing strong interest from owner-occupiers who want to stay connected to the area they know and love but are ready for a lower-maintenance lifestyle supported by extensive amenities.

“Florian Rise offers a rare opportunity to secure a well-designed apartment for first home buyers, downsizers, and local residents looking to right-size within a masterplanned community, with amenities and landscaped spaces that rival much larger lifestyle precincts in other Southeast Queensland areas,” he said.

At the heart of the project’s wellness-led design is approximately one acre of lush landscaped gardens and the Garden Club, which includes walking paths, a 20-metre resort-style pool, spa and sauna, a gym, BBQ areas, and shaded outdoor pavilions.

A community clubhouse in Banksia offers residents flexible meeting rooms, lounge spaces and a 32sqm outdoor terrace for social gatherings or remote working.

Pask Development Director John Curtis said Florian Rise continues the company’s long-term vision for Rochedale.

“Florian Rise is the natural progression of our long-term vision for Rochedale, delivering homes that respond to how people want to live today and into the future,” Curtis said.

“By introducing apartments into this established suburb, we’re offering residents the ability to downsize, right-size or simply live differently, without leaving their local community.”
