Construction officially begins on Manly’s Two Tides


Construction has officially commenced on Two Tides, a flagship residential project in Manly by joint venture partners Time & Place and NPACT, following a sod-turning ceremony held on-site Friday, 20 June.

The event also marked the formal appointment of ULTRA Building Co as the construction builder for the five-storey, $100 million coastal development, marking the first collaboration between Time & Place and ULTRA Building Co.

Located at 9 Raglan Street, Two Tides will feature 24 exclusive residences across five levels, anchored by an activated ground-floor retail space designed to enhance the local streetscape and integrate seamlessly with Manly’s vibrant retail offering.

The development is scheduled for completion in the second quarter of 2027.

ULTRA Building Co, a Sydney-based builder with a strong reputation in high-end residential construction, brings decades of experience to the project.

“Two Tides represents the type of project ULTRA was built for. It’s a premium, architecturally considered development in a community-oriented neighbourhood, and we’re proud to partner with Time & Place to bring it to life,” said Adrian Sicari, Founder and Managing Director at ULTRA Building Co.

“Our team is passionate about quality and detail that Time & Place and SJB Architects have carefully put together and we look forward to delivering homes that honour the unique coastal character of Manly.”

Designed by SJB Architects, Two Tides draws inspiration from Manly’s laid-back sophistication, embracing natural materials and soft coastal tones that reflect the surrounding environment.

The residences include 15 two-bedroom apartments priced from $2.95 million and sized from 93 sqm to 103 sqm, six three-bedroom apartments priced from $10.1 million and sized from 121 sqm to 134 sqm, and three penthouses (POA) on the top floor, with floor plans up to 300 sqm.

Nearly half of the apartments have sold since the project’s quiet launch in March, with most buyers living locally—a testament to the development’s alignment with community expectations.

A fully dedicated Display Suite at 7 Raglan Street offers prospective buyers an immersive experience of the upcoming residences, reinforcing Time & Place’s commitment to quality and community through transparency and design clarity.

With construction now underway and strong early sales, Two Tides signals Time & Place’s long-term commitment to the Northern Beaches, following the developer’s recent acquisition of a second Manly site at 101 North Steyne, currently in early planning stages.
