Burnside Village completes historic Stage 6 expansion

Burnside Village has officially completed Stage 6 of its multi‑decade transformation.

The expansion, which doubles the Village’s total footprint, represents the largest privately funded retail development in the state’s history — a milestone for both the Cohen family, who have owned the site since 1971, and for Adelaide’s evolving luxury retail landscape.

When Richard and Pat Cohen first purchased a modest bluestone cottage on this corner of Greenhill Road more than five decades ago, few could have predicted the design journey that would unfold.

What began as a modest cluster of boutique stores surrounded by climbing vines has grown into a world‑class retail destination that merges heritage character with architectural innovation.

At the heart of Stage 6 lies the iconic Lanik Roof, a geometric marvel custom‑manufactured in Spain.

Composed of 609 unique glass panels, the structure required millimetre‑perfect installation to achieve its striking, lightweight form.

The result is a cathedral‑like canopy that floats gracefully above the new precinct, embodying the balance between precision engineering and sculptural beauty.

This technical elegance continues throughout the interior.

The project’s designers and engineers placed natural light at the centre of their concept — a principle realised through triple‑laminated curved glass, interconnecting voids, and a strategic play of transparency and reflection.

Sunlight now floods the new malls, creating a sense of openness while advanced glazing technology ensures thermal comfort remains uncompromised throughout Adelaide’s shifting seasons.

Sustainability has also been integrated at scale.

A 356 kW solar system now powers a significant portion of the centre’s operations, demonstrating how modern retail design can achieve glamour without environmental cost.

Energy‑efficient climate systems and materials responsive to heat and light further reinforce Burnside Village’s commitment to responsible luxury.

The expansion also pays homage to the Village’s layered design history. In the 1970s, it was defined by its intimate, garden‑like feel — the now‑iconic vines still trace their way along parts of the structure today.

With Stage 6 complete, the Village fuses this legacy with 21st‑century grandeur, now home to global flagships including Louis Vuitton and Tiffany & Co.

Burnside Village’s expansion is not merely a retail success story — it’s a reimagining of how South Australians shop, gather, and connect beneath one extraordinary roof.
