Greystar completes Haiku Bourke structure phase

Greystar has reached a major construction milestone on its $175 million build-to-rent development, Haiku Bourke.

Located at 888 Bourke Street in Zetland, within the rapidly growing Green Square precinct just 3.5 kilometres from the Sydney CBD, the dual-tower project comprises 190 premium apartments across two seven-storey buildings.

The development offers a mix of studio, one-, two- and three-bedroom residences, including fully furnished options, targeting middle-to-high income renters seeking professionally managed housing in inner-city Sydney.

The Bourke represents the first project in Greystar’s strategic rollout across New South Wales, with two additional build-to-rent and purpose-built student accommodation developments expected to progress within the next six months.

The project follows the successful delivery of three Haiku-branded build-to-rent communities in Melbourne and reflects Greystar’s continued expansion in Australia.

Originally acquired in 2022 as a build-to-sell project, the Zetland site was repositioned to address Sydney’s persistent rental housing shortage.

The development aligns with the New South Wales government’s broader objective to increase housing supply across key urban renewal precincts, particularly in high-demand inner-city locations.

Green Square is one of Australia’s largest urban renewal projects and is forecast to accommodate more than 60,000 residents and 22,000 jobs by 2030.

Within this context, The Bourke is designed to contribute to the precinct’s transformation into a high-density, mixed-use residential hub.

The project was delivered under the City of Sydney’s Design Excellence program, which promotes high standards in architecture, urban design and public benefit.

Greystar worked in close collaboration with PTW Architects and the City of Sydney to deliver a design that responds to the complexities of the inner-city site while enhancing the surrounding urban environment.

The development features two contemporary brick buildings that integrate with the character of the precinct while maximising amenity and liveability.

Construction is being carried out by TQM Design & Construct, serving as the head contractor on the project.

The company has overseen the delivery of the structure phase, managing the challenges associated with a constrained site in a dense and evolving urban area.

The project has required careful coordination of logistics, regulatory compliance and stakeholder engagement to maintain construction progress and safety standards.

Haiku Bourke will feature more than 700 square metres of resident amenities designed to support a lifestyle-focused rental experience.

These include a fully equipped gym and wellness studio, co-working spaces, a pet spa, dedicated dog park, rooftop garden and activation areas, outdoor barbecue zones and private dining facilities.

The development will also incorporate electric vehicle charging infrastructure to support the growing adoption of EVs among residents.

As Greystar expands its Australian portfolio, The Bourke is positioned as a benchmark project for professionally managed rental housing in Sydney, responding to rising demand for quality, service-oriented living environments in well-connected urban locations.
