Brisbane's latest BTR development officially opens


A 366-apartment build-to-rent development has officially opened in Brisbane’s Fortitude Valley.

WeAreLiving Brunswick, a 27-storey mixed-use tower on Brunswick Street, was officially opened by the Hon Sam O’Connor MP, Minister for Housing and Public Works.

The development is the result of a collaboration between developer Frasers Property Australia, institutional investors Barings and Aware Super, and the Queensland Government, which provided subsidies as part of its Build-to-Rent Pilot Project.

The project delivers studio, one- and two-bedroom apartments across its 27 levels, with approximately 40 per cent of homes made available at discounted rents through Queensland Government funding.

Designed by Cox Architecture and built by Hutchinson Builders, the development has achieved a 7.5-star NatHERS energy rating and operates as an all-electric building.

The project sits adjacent to the $500 million Valley Metro redevelopment and incorporates ground-level retail alongside a lobby café and bar, integrating the building into the broader Brunswick Street precinct.

Beyond its apartments, WeAreLiving Brunswick offers 1,800 square metres of resident-only amenity space, including a rooftop pool and dog park, coworking facilities, a fitness centre and treatment room, and a cinema, podcast and karaoke room.

On-site management, flexible lease terms of up to three years, furnished apartment options and a program of resident social events further distinguish the offering from traditional private rental arrangements.

The development was recently acquired by Barings and Aware Super from Frasers Property Australia, with the transaction representing a strategic expansion of the WeAreLiving portfolio into Queensland.

The WeAreLiving brand (a partnership between Aware Super, one of Australia’s largest superannuation funds, and global alternative asset manager Barings) now has more than 2,000 build-to-rent homes in its pipeline across New South Wales, Queensland, the Australian Capital Territory and Victoria.

WeAreLiving Brunswick is the latest project to open under the brand, following the April launch of the 292-home WeAreLiving Preston development in Melbourne.

Two further projects are nearing delivery: WeAreLiving Zetland, which will add 135 apartments to Sydney’s inner south, and WeAreLiving Queens, a 433-apartment development in Melbourne’s Albert Park.

Located two kilometres from Brisbane’s CBD, the Brunswick Street site offers residents convenient access to public transport, employment and educational opportunities.
