
The Queensland government has announced the first proponents for its inaugural Land Activation Program site in Banyo, marking a milestone in its plan to boost housing supply across the state.
Just months after the program’s launch, the 6.4-hectare former Energy Queensland site on Brisbane’s north side is set to be transformed into a diverse precinct delivering more than 450 new homes, including affordable options and dedicated aged care.
Early works on the vacant parcel of land are expected to commence within a matter of months.
To fast-track construction, the Banyo site has been declared a Provisional Priority Development Area (PPDA), a move designed to streamline planning assessments and approvals so residents can move in sooner.
The master-planned development will be delivered through partnerships with both the private sector and community housing providers.
AR Development Group has been selected to construct 207 townhouses, while Rockpool Holdings will deliver a state-of-the-art, 180-bed residential aged care facility.
Additionally, tier-one provider Mission Australia Housing will build a 64-unit affordable housing development. Featuring a mix of one and two-bedroom dwellings, the complex will specifically support key workers in the Banyo area.
Deputy Premier and Minister for State Development Jarrod Bleijie said the program focuses on practical delivery to address the state’s housing challenges.
“The Land Activation Program is unlocking land that had been left to sit vacant and is delivering more places to call home for Queenslanders,” Bleijie said.
“Availability equals affordability and by ensuring supply is unlocked, while also delivering a record number of social and affordable homes and support for first homebuyers, we’re delivering a place to call home for more Queenslanders.”
Property Council of Australia Queensland Executive Director Jess Caire praised the speed of the rollout, noting the announcement reflects the strong partnership needed to make a meaningful difference to supply.
“Reaching this point in just four months from the program’s launch reflects the pace and partnership needed to make a meaningful difference to housing supply, affordability and choice for Queenslanders,” Caire said.
Since the Land Activation Program was launched in February 2026, Economic Development Queensland has released over 21 hectares of underutilised government land to the market, with a further 3,000 hectares currently under assessment for future housing pipelines.
