ASX-listed Cedar Woods Properties has announced the imminent launch of Smith Works, a new office warehouse project in Williams Landing Town Centre designed to support small and medium business growth in Melbourne’s west.
Located on the prominent corner of Palmers Road and Charsworth Way, Smith Works will comprise 46 boutique office warehouse units ranging from 50sqm to 206sqm, with a mix of ground-level workspace, integrated office mezzanines and an on-site café tenancy.
The project represents more than $22 million in investment and is expected to generate approximately 40 full-time equivalent jobs during construction. Once operational, Smith Works is forecast to support approximately 125 ongoing full-time equivalent jobs across a broad range of business types.
“Smith Works marks the next stage of Williams Landing Town Centre’s commercial growth, creating space for local businesses that need more flexibility than a traditional office can provide,” said Cedar Woods Victorian State Manager, James Bovell.
“We’ve seen strong demand from local buyers for commercial spaces that can accommodate room for equipment, production or client-facing services, while still being connected to the amenity and transport links of an established town centre.”
Architecturally designed by Archsign, Smith Works has been conceived to accommodate a diverse range of businesses, from e-commerce operators to gyms and pilates studios. Featuring a striking brick, timber and glass façade, the project’s contemporary design is characterised by openness, natural light and carefully selected materials that complement the adjacent residential neighbourhood. An intentional departure from the traditional office-warehouse format, Smith Works reflects the evolving needs of modern businesses and the expectations of today’s workforce, delivering a workplace environment that is both functional and inspiring.
Each unit includes secure car parking, mezzanine office and solar panels with EV chargers and battery options available as upgrades. The project will also include two communal EV chargers, secure gated entry and 24-hour CCTV monitoring.
The project announcement follows the completion of Hudson Hub, Cedar Woods’ most recent strata office project in Williams Landing, and continues the company’s long-term investment in building a diverse commercial and residential precinct.
Williams Landing has evolved into one of Melbourne’s west’s most active commercial destinations, with more than 300 businesses already operating within the precinct. Its growth is being supported by the continued expansion of Wyndham, where the population reached 347,830 as of 30 June 2025 after growing 3.73 per cent over the previous year, ahead of Greater Melbourne’s 1.97 per cent growth rate1. The town centre is supported by established retail, dining, health and fitness, childcare and essential services, as well as strong transport links.
Positioned within one of Melbourne’s fastest-growing corridors and just moments from Williams Landing train station, Smith Works benefits from direct access to the Princes Freeway and seamless connections to the Western Freeway and West Gate Bridge, providing convenient access to the Melbourne CBD, Port of Melbourne, Geelong, and Avalon Airport.
Smith Works will launch via expressions of interest this month (June), with the project expected to move to a full market launch in July 2026.
