
Brookfield Properties and Cbus Property have announced a significant leasing milestone for their flagship development, Nine The Esplanade, at Elizabeth Quay, with energy giant INPEX committing to a 10-year lease for approximately 11,200 square metres across six floors.
The move underscores the precinct’s growing appeal as a premier business destination, drawing tenants from Perth’s traditional CBD core.
The PCA premium-grade office tower has now reached 73 per cent pre-commitment, with INPEX joining anchor tenants including EY, Multiplex, Hub Australia, and Argonaut.
The ground floor will feature a flagship Little Creatures venue, offering 500 square metres of dining and brewing space alongside a 390 square-metre alfresco area overlooking the waterfront.
Nine The Esplanade is targeting industry-leading sustainability credentials, including a 6-star Green Star Design and As-Built Rating, 5.5-star NABERS Energy Rating, and IWBI WELL Gold Core certification.
The 19-storey tower incorporates 4,600 square metres of co-working spaces, premium end-of-trip facilities, and wellness amenities, designed to support flexible, modern workplaces.
Danny Poljak, President of Brookfield Properties, highlighted the relocation as evidence of Elizabeth Quay’s allure: “Businesses are attracted to the precinct’s lifestyle amenities, connectivity, and first-class facilities.”
Cbus Property CEO Adrian Pozzo added that the development reflects their commitment to delivering “industry-leading commercial spaces” for long-term tenants.
Scheduled for practical completion in April 2025, the $500 million tower will offer 1,870 square-metre floorplates, touchless technology, and expansive city and river views. Its location provides direct access to public transport, dining, retail, and recreational options, reinforcing its appeal as a next-generation workplace.
Nine The Esplanade marks Brookfield’s second commercial project at Elizabeth Quay, following One The Esplanade (2023), and Cbus Property’s second Perth office development after 140 William Street.
The twin-tower design by REX and Hassell will eventually connect via a civic plaza lined with retail and hospitality venues, enhancing the precinct’s vibrancy.
The INPEX deal signals a broader trend of businesses prioritising sustainability, amenity-rich locations, and flexible workspaces, positioning Elizabeth Quay as a competitive alternative to Perth’s traditional corporate corridors.
