Wattle Grove resort wins planning approval

An over-55s lifestyle resort in Perth’s eastern foothills has cleared its final planning hurdle, with the Metro Outer Development Assessment Panel unanimously approving the $190 million Wattle Grove Lifestyle Resort project at 32 Gavour Road.

The approval by the panel, known as MODAP, marks the culmination of more than two and a half years of planning work by Providence Lifestyle Group and sets the stage for one of the most significant lifestyle resort developments in the Perth foothills corridor.

Providence Lifestyle Group Managing Director John Wood confirmed that on-site works are expected to commence within the coming months on the 15-hectare development, which will deliver 190 architecturally designed homes across a next-generation community purpose-built for active over-50s residents.

The project is positioned to become the premier lifestyle resort in Perth’s eastern corridor, with the scale and amenity offering setting a new benchmark for the over-55s living sector in Western Australia.

Complementing the resort, the development will also facilitate the delivery of an adjacent 120-bed-plus aged care facility in partnership with St Jude’s, creating an integrated precinct that addresses a growing spectrum of housing and care needs in the foothills region.

Providence Lifestyle Group has already commenced preliminary works on the site ahead of the formal approval.

A culvert crossing over Crystal Brook, which flows through the property, has been upgraded to improve site access and demonstrate the developer’s commitment to progressing the project responsibly.

The early investment in civil infrastructure signals the group’s confidence in the project and its readiness to move swiftly into full construction.

The resort’s home designs will incorporate solar panels and battery storage systems, reflecting a commitment to sustainable living appropriate for the active retiree market.

The development will offer one, two and three-bedroom residences, catering to a range of lifestyle and downsizing needs.

Central to the project is a contemporary clubhouse and an extensive suite of communal facilities designed to foster the social connection that underpins healthy ageing.

Amenities will include pickleball courts, a bowling green, an indoor heated pool and spa, sauna, gymnasium, dance floor, vegetable garden, hobby workshop, cinema and music room, among others.

The project responds directly to strong demand signals from the local market.

Early market testing has revealed significant interest from residents in and around the foothills, reflecting broader housing pressures across Perth.

The development is expected to free up larger family homes in the area as empty nesters and early retirees transition into purpose-designed communities.

Wattle Grove Lifestyle Resort adds to Providence Lifestyle Group’s existing portfolio of over-50s communities in the Perth foothills, reinforcing the group’s position as a specialist developer in the active lifestyle retirement sector.

With planning approval now secured and preliminary civil works already underway, the project is on track to begin full construction in the near term, bringing 190 new homes and a vibrant community precinct to one of Perth’s fastest-growing suburban corridors.
