Dilcara to build Rushcutters luxury apartments


Dilcara has been appointed as the construction partner for The Rushcutters, a newly launched luxury apartment development by Third.i Group in partnership with NPACT.

Located at 51–57 Bayswater Road in Sydney’s prestigious Rushcutters Bay, the boutique development will deliver just 13 high-end residences, reflecting a growing shift toward low-density, design-led living in tightly held harbourside suburbs.

The project forms part of Third.i Group’s broader residential pipeline, which spans boutique apartments, mixed-use developments, and commercial assets across New South Wales.

The appointment extends a relationship between Third.i Group and Dilcara, which has spanned more than 15 years and includes a diverse portfolio of residential and commercial projects.

Dilcara is also currently delivering Third.i Group’s Muse development in nearby Potts Point, which is due for completion in the coming months.

Designed by global architecture firm Woods Bagot, The Rushcutters integrates contemporary design with subtle references to the area’s Art Deco heritage.

The development aims to reflect the architectural character of its harbourside surroundings while offering a modern, high-end living experience tailored to affluent owner-occupiers.

“The Rushcutters is a meticulously crafted project and an important part of Third.i’s boutique portfolio, and selecting the right builder was critical,” said Luke Berry, Co-Founder of Third.i Group.

“Dilcara’s attention to detail, collaborative approach and consistent performance across our past projects gave us complete confidence in their ability to deliver.”

The development will comprise expansive three-bedroom apartments and a full-floor penthouse, with residences priced from $4.5 million.

The limited number of dwellings and emphasis on space and privacy reflect continued demand in Sydney’s eastern suburbs for premium, house-like apartments that cater to downsizers and high-net-worth buyers.

Industry conditions remain challenging, with construction costs elevated and supply chain pressures still impacting timelines across Australia’s building sector.

Against this backdrop, Dilcara’s procurement strategy and established subcontractor network have been key factors in its continued engagement with repeat clients.

Dilcara will oversee all construction works on The Rushcutters, leveraging its experience in delivering complex residential projects in dense urban environments.

The company has built a reputation for managing high-specification developments where design integrity and build quality are critical.

Positioned between Rushcutters Bay Park and Potts Point, the development offers immediate access to Sydney Harbour, established dining and lifestyle precincts, and public transport links to the CBD.

The location is widely regarded as one of the city’s most desirable residential enclaves, combining waterfront proximity with inner-city convenience.

With demolition now underway, construction is set to commence mid-year, with completion expected to coincide with sustained demand for premium residential stock in Sydney’s tightly held eastern suburbs.
