Sunshine Coast developer and builder Habitat Development Group has received Sunshine Coast Council approval for Rivianne, an 18-storey mixed-use development that will rise at the gateway to the emerging Maroochydore CBD.
The approval followed strong community support during the public consultation period.
The project will occupy a prominent 3,468sqm site on Aerodrome Road.
It will deliver 180 residential apartments, five ground-floor retail tenancies and an extensive range of resort-style facilities for residents.
Construction is expected to engage approximately 1,100 workers, providing a significant boost to the local construction industry and supporting continued growth of the Sunshine Coast economy.
Habitat Founder and Managing Director Cleighton Clark said the approval marked another important milestone for the company and for the future of Maroochydore.
“We’re very excited to receive development approval for Rivianne,” said Clark.
“Obviously we’re biased, but we feel it’s one of the best sites in the CBD by virtue of it being the most northerly with the most northerly aspect.”
Rivianne will feature contemporary architecture that incorporates extensive landscaping, generous balconies and a distinctive building form designed to complement its gateway location.
The design team was led to create a striking and timeless building, with the aim of delivering a landmark the wider Sunshine Coast community can be proud of.
A standout feature will be an extensive rooftop recreation precinct. It will include a 25-metre infinity-edge swimming pool, along with wellness facilities comprising a sauna, steam room and plunge pools.
Residents will also have access to private dining and entertaining spaces, landscaped terraces and relaxation areas, all with panoramic northerly views.
The site is the most northerly in the CBD, giving the building a favourable aspect that Habitat believes will set the residences apart in the precinct.
Habitat intends to start construction during 2027.
The project builds on the success of the company’s established portfolio of major apartment developments across the Sunshine Coast, including Market Lane, The Corso, St Clair, The Millwell and Esperance.
Early buyer interest has been encouraging, with enquiries already received from prospective purchasers looking to secure a quality apartment in the emerging CBD.
The company said this reinforced its confidence in both the project and the future of Maroochydore.
Habitat acknowledged the council’s long-term vision for the Maroochydore city centre and its commitment to creating a vibrant, modern and economically significant regional CBD.
The developer said private investment from local industry has an important role to play in bringing that vision to life.
“Maroochydore is evolving into a genuine regional capital, supported by significant infrastructure investment, strong population growth and an increasingly sophisticated local economy,” said Clark.
The company said it is proud to contribute to that transformation by delivering quality residential projects that provide housing, create employment and contribute to the character of the CBD.
With approval secured, attention now turns to the next stages of project delivery ahead of the planned 2027 construction start.
