District Living, Australia’s largest Build-to-Rent (BTR) development located in Melbourne’s Docklands, has received a glowing endorsement from the Future Melbourne Committee, bringing it a step closer to approval.
The project, valued at over $700 million, is being developed by AsheMorgan, a specialised real estate investment and advisory group.
Once completed, District Living will offer over 900 BTR apartments across two buildings on Little Docklands Drive.
Designed to cater to young families within the Docklands Primary catchment, District Living will feature a mix of studios, one-, two-, and three-bedroom apartments, as well as over 4,000 square metres of amenity space.
Residents will have access to a state-of-the-art wellness centre, including a fitness studio, plunge pool, sauna, and steam room, along with a sky terrace featuring kitchen, dining, and relaxation spaces.
Setting a new standard for outdoor space in BTR developments, District Living will provide 2,500 square metres of private outdoor space, including an outdoor dog park and dog wash, an outdoor fitness area, and large green open spaces.
Additionally, the project will offer retail spaces on the ground floor and a further 1,500 square metres of public outdoor open space.
AsheMorgan Development Director Mat Stoddart said: “Receiving endorsement from the Future Melbourne Committee is a great step towards planning certainty, and we look forward to the project receiving the green light in due course.”
Councillor Nicholas Reece praised District Living as a landmark project for Docklands, particularly highlighting its strong design and the significant green open space it will provide.
He highlighted the project’s positive impact on the Docklands community and broader Melbourne.
The project, located adjacent to 80,000 square metres of existing amenities, including AsheMorgan’s existing investment, The District Docklands, aims to further streamline its connection to transport with aspirations of connecting District Living via a footbridge overpass on Footscray Road to North Melbourne train station, located only 500 metres away.
District Living is currently awaiting approval from the VIC Minister for Planning, with tendering for a builder scheduled to take place later this year.
