
Melbourne’s Docklands is set to welcome one of the country’s largest Build-to-Rent (BTR) developments, District Living, following approval from the Minister for Planning.
The $700 million-plus project, led by real estate investment group AsheMorgan, will offer over 900 BTR apartments across two buildings on Little Docklands Drive.
The development will feature a mix of studios, one-, two-, and three-bedroom apartments, along with over 4,000 square metres of amenity space.
Residents of District Living will enjoy access to a state-of-the-art wellness centre, complete with a fitness studio, plunge pool, sauna, and steam room.
Additionally, a sky terrace with kitchen, dining, and relaxation spaces will offer stunning views of the surrounding area.
What sets District Living apart is its commitment to outdoor space and greenery, with 2,500 square metres of private outdoor space, including an outdoor dog park and dog wash, an outdoor fitness area, and large green open spaces for relaxation.
The project will also benefit the public and local community with retail spaces on the ground floor and 1,700 square metres of public outdoor open space.
Mat Stoddart, AsheMorgan Development Director, emphasised the need for such a project in Melbourne, citing the city’s undersupply of housing and the expected shortfall in the next five years.
He expressed gratitude for the support from the Planning Minister and the Victorian Premier, highlighting the project’s role in meeting the demand for high-quality rental apartments.
District Living’s apartments are designed with families in mind, including unique Soho-style apartments across two levels.
The project will be all-electric and target a 7.5 NAThers rating, ensuring cost savings for renters.
District Living is adjacent to AsheMorgan’s existing investment, The District Docklands, and has plans to connect to North Melbourne train station via a footbridge overpass on Footscray Road.
With plans to tender for a builder later this year, District Living is poised to become a landmark development in Melbourne’s Docklands, meeting the growing demand for high-quality rental accommodations in the area.
