A new resort-style residential development in Brisbane has received design approval, marking a significant milestone for the project.
Designed by FK in collaboration with Queensland developer Skyhold, the development is set to transform the suburb of Balmoral with 177 modern homes steeped in greenery.
Situated in the sought-after riverside pocket of Balmoral, known for its quiet atmosphere, community bond, great cafes, and public transport links, the development will offer a mix of contemporary townhouses and apartments designed to blend respectfully within the surrounding streetscape.
FK Principal Jessica Lee highlighted the site’s uncommonly large size of 2.3 hectares, which is rare for an established inner-city residential neighbourhood.
She emphasised the commitment to preserving and enriching the existing greenery, creating an immersive, leafy environment for future residents.
“Inspired by the site’s natural environment, including its greenery and distinctive contours, our aim is to extend the immersive experience from arrival into the heart of the precinct.
From the main entry right through to the front door is a journey for residents — beginning down the leafy driveway through the grand lobby and into breezy corridor ways before stepping into their home — a quintessentially Brisbane experience,” added Lee.
The development will feature a variety of dwelling types, including contemporary townhouses with three and four bedrooms along the Lytton Road boundary, and apartments with one, two, and three bedrooms nestled within the site.
The development will include amenities such as two outdoor pools, remote working areas, a private dining function room, gym facilities, and generous bicycle storage.
The designs are centred around creating a resort-style residence that remains family-friendly, promoting wellness and a connection to the outdoors.
“Balmoral’s tight-knit community inspired our approach to the design of 91 Lytton Road, we wanted to create spaces that cultivate connection and togetherness.
“Just five kilometres from the CBD, merged with convenience with great local transport links, we aimed to bring a sanctuary-like atmosphere within the site that will be a great addition to the suburb,” FK associate Justin McLennan said.
With design approval secured, the development is set to become a landmark in Brisbane’s residential landscape, offering a blend of modern living and natural surroundings in one of the city’s most desirable locations.
