Work Commences on 350MW Western Sydney Data Centre

Multiplex has broken ground on NEXTDC’s S4 Sydney data centre, marking one of the developer’s largest Australian facilities and the fourth to be delivered by Multiplex in New South Wales.

Located at 16 Johnston Crescent in Horsley Park, the facility will house two four-storey buildings spanning over 30,000 square metres, designed by HDR and Greenbox Architects.

“This milestone marks the beginning of a significant new phase in NEXTDC’s investment in Australia’s digital infrastructure, reflecting the scale of demand to support growing AI adoption and hyperscale cloud requirements,” said NEXTDC Group Chief Development Officer Simon Cooper.

As a declared state significant development (SSD), S4 Sydney will meet the skyrocketing demand for hyperscale cloud requirements and next-generation AI compute platforms.

It will be the first facility to be approved to connect directly to NSW’s Transmission Grid and is designed to deliver high-performance infrastructure.

Alongside the data centre buildings, Multiplex is also delivering a high-voltage switchroom building and will facilitate the delivery of a unique 330kV electrical substation, showcasing significant engineering capability.

To meet the ambitious mid-2027 completion target, Multiplex is utilising advanced modular construction, including prefabricated mechanical plantrooms and precast lift cores. Some of the world’s largest luffing cranes will be deployed to manage the complex installation.

Sustainability at the core

Despite the high energy demands of data centres, S4 Sydney is designed with a future-proofed environmental footprint. T

he project integrates passive design and rooftop solar PV and the use of low-carbon materials and EV charging stations. Water efficiency measures include rainwater harvesting for cooling towers and irrigation, while landscape design incorporates native planting and a managed ecological zone.

Multiplex Regional Managing Director David Ghannoum said: “For data centre developers, speed of delivery is critical, and our early involvement has enabled us to fast-track the construction activity while maintaining a high standard of safety and quality, and ensuring the building is future-proofed for future needs.”
