New 99 Green St. Cremorne sets new standard for city-fringe workplaces


Riverlee has commenced the leasing campaign for 99 Green St. Cremorne, a new city-fringe workplace designed to support the way modern tenants and their teams are increasingly choosing to work, connect and commute.

The nine-storey building, comprising a ground floor cafe and eight full-floor office tenancies, has been purpose-designed to tap into growing demand for workplace flexibility, wellness-led amenity and a reduced reliance on car travel, in favour of more sustainable transport options.

Central to 99 Green St.’s offer is a novel partnership with co-working leaders, The Commons, which owns and manages a network of 19 workplaces across Melbourne and Sydney. The partnership will grant 99 Green St. tenants access to The Commons meeting rooms, event spaces, professional development and community programming, alongside exclusive benefits at its Health Club in Cremorne.

99 Green St. has also eschewed onsite car parking in order to support and promote public transport usage and active mobility choices. The property’s prime Cremorne location was carefully selected by developer and asset owner and manager Riverlee to enable a more sustainable tenant commute through walking, cycling, tram and train travel.

“99 Green St. has been designed and positioned around what businesses value most – private floorplates, fresh air, natural light, and access to high-quality amenity,” said David Lee, Development Director at Riverlee.

“Cremorne is one of Melbourne’s most connected commercial precincts and 99 Green St. has been designed to support that energy. It provides tenants with a dedicated, full floorplate office while connecting their teams to a broader workplace and wellness ecosystem on their doorstep.”

The launch of 99 Green St. comes amid sustained demand for well-connected city-fringe workplaces, with Yarra City Council’s 2025 Business Handbook identifying the municipality as home to 98,000 jobs and $33.7 billion in annual economic output. Within this context, Cremorne has been identified as a key employment hub and thriving commercial, creative and innovation precinct.

Designed by Six Degrees Architects, the building features operable windows and natural cross ventilation throughout, while outdoor terraces on levels three, four and eight provide private open-air space and views across the city fringe, while a naturally lit feature staircase connects each level and flows into the full-floor office environments.

Supporting its transit-oriented approach, 99 Green St. includes premium end-of-trip facilities offering bike storage, shower suites, lockers, drying cupboards, grooming provisions and a bike repair station. Positioned within walking distance of Richmond and East Richmond stations, Swan Street trams and the Yarra River bike trail, tenants have direct access to Melbourne’s broader public transport and active mobility network.

With four tenants already in place, and Donatelllo’s café activating the ground floor, 99 Green St. is now open to businesses seeking a connected Cremorne address with the amenity, flexibility and experience to support their next stage of growth.
