New Corio community, Somerley, to go on sale offering 400 new residential lots


ASX-listed Cedar Woods Properties will officially launch land sales at Somerley, a new masterplanned community in Corio comprising around 400 residential lots, with the first release becoming available to the public in March.

The highly anticipated community is set to deliver an entry point into the Greater Geelong housing market, with land prices expected to start from $239,000. The initial release will be on sale from 25 March 2026.

Ahead of the public launch, Cedar Woods will host a sales information event on 14 March, giving prospective buyers early access to lot sizes, release details and builder options.

Lots range from 179sqm to 350sqm, suited for three-and four-bedroom homes planned to appeal to first-home buyers, families and downsizers seeking a practical, well connected lifestyle.

Set within an 18.6-hectare site along Plantation Road, beside Sutcliffe Reserve, Somerley has been designed around connection and liveability.

The community will feature walkable streets, generous green spaces and a planned Central Park positioned as the heart of the neighbourhood, encouraging everyday interaction and a strong sense of belonging.

Located just 9.4 kilometres from the Geelong CBD, Somerley combines proximity to Geelong with strong regional connectivity, offering easy access to Melbourne, the Surf Coast and Avalon Airport, alongside established local amenities including schools, shopping centres, open space and public transport.

Corio has established itself as one of Greater Geelong’s most accessible suburbs, supported by strong local employment and improving infrastructure. With Greater Geelong recording average job growth of 4.5 per cent per year over the past five years across the city’s north continues to strengthen. Against tightening vacancy rates and broader affordability pressures, Somerley presents a timely opportunity to enter a well-located and evolving community.

James Bovell, Victorian State Manager at Cedar Woods, said the launch of land sales at Somerley marks an opportunity for buyers looking to enter the market in the Geelong market.

The first land release at Somerley will be available from 25 March 2026, with further releases planned as the community takes shape.
