
Frasers Property Australia’s $60 million Mambourin Marketplace is on track to open in late 2025, marking a significant milestone for the rapidly growing Mambourin community in Melbourne’s west.
The 7,500 sqm retail hub will anchor the suburb’s town centre, featuring a full-line Coles supermarket with Click and Collect services, alongside 25 specialty tenants including an Indian grocer, fresh food outlets, cafes, beauty services, and specialty dining.
Over 90 per cent of the centre’s retail spaces have been leased, reflecting strong demand from businesses drawn to the area’s expanding population.
Thomas Rethati, Retail Development Director at Frasers Property, attributed the leasing success to the project’s role as a community anchor.
“Mambourin Marketplace was a key factor for many residents choosing to buy here, and its appeal will extend beyond our community to the wider region,” he said.
The development will also include a gym, medical centre, and pharmacy, providing essential health and wellness services.
A landscaped urban plaza will connect the marketplace to the future Mambourin Town Centre (proposed at 25,000 square metres), featuring a children’s play area, al fresco dining, event spaces, and cycling facilities.
Adjacent infrastructure upgrades are progressing, with roadworks nearing completion and a new signalised intersection operational at Delama Boulevard and Black Forest Road.
The broader Mambourin community, already home to 2,000 residents, benefits from established amenities such as three major parks, the award-winning Club Mambourin (with a 25-metre pool and café), and the recently opened Good News Lutheran College, which will eventually accommodate 1,500 students.
Frasers Property’s sister community, Mambourin Green, is under development less than one kilometre west, linked via green corridors.
Planned amenities include a village centre, residents’ club, and proposed government schools.
Mark Cleveland, Development Director at Frasers Property, emphasised the company’s commitment to delivering amenities early, stating: “Residents shouldn’t have to leave their community for daily needs — we’ve prioritised having schools, parks, and services in place as people move in.”
The Ison Road overpass extension, set to open in 2026, will improve connectivity to Werribee, the Princes Freeway, and Melbourne’s CBD.
Mambourin and Mambourin Green will eventually comprise 3,400 homes combined.
With construction milestones on schedule, including completed slabs and the Coles roof underway, Mambourin Marketplace is poised to become a retail and social hub for Melbourne’s booming western corridor.
