Mirvac has broken ground on its $79 million six-storey Folia building, the second apartment building within the Apartments of Tullamore precinct in Victoria.
Nestled within the former 47-hectare Eastern Golf Course in Doncaster, Folia will be a low-rise building that seamlessly blends with the lush landscaped surrounds of Tullamore.
Curated by Mirvac’s in-house design team, Mirvac Design, the exterior design of Folia is graceful and organic – featuring expansive glass and timber surrounded by hanging greenery that aims to create a connection to its landscaped environment.
“The building is a series of linked pavilions, complemented by a curved façade with balconies that wrap the building, creating a natural viewing platform for residents to enjoy breathtaking views of the surrounding parks and garden,” explains Mirvac Design Director, Michael Wiener.
Folia will comprise 102 apartments, garden terraces and grand penthouses across six levels, with exclusive western and eastern wings that aim to provide for smaller intimate communities within the building.
The crown of the Folia building is the stunning semi-enclosed residents-only rooftop Conservatory, with picturesque outlooks across the Tullamore community.
Designed as a third space within the building, residents will have access to a concealed kitchen with lounge and dining area that residents can reserve for events, as well as communal working spaces.
Folia is planned to feature world-leading technology that will deliver solar energy to select apartments, as part of Mirvac’s unique partnership with Melbourne-based start-up, Allume Energy.
Mirvac’s General Manager Residential Victoria, Elysa Anderson, detailed that the investment in Allume Energy reinforces Mirvac’s long-term commitment to sustainability and becoming net positive on energy and water by 2030.
“As a leader in sustainability for apartment living, Mirvac is pleased to partner with Allume Energy to deliver this important solar power initiative to Folia,” she said.
“We understand efficiency is more important than ever to home-owners, especially with electricity prices more than doubling in the past decade, and we are passionate about our contribution.”
Supported by the University of Melbourne-affiliated Melbourne Accelerator Program, Allume Energy has developed a unique distribution technology, SOLSHARE, to allow Prestige and Penthouse apartment residents to share power from a single solar system. This technology is a first of its kind globally and is set to change the way solar is used.
Ms Anderson further commented that as part of Mirvac’s commitment to contribute $100 million towards social enterprises and indigenous businesses by 2030, it plans to utilise Melbourne-based Bunjil Energy – a company at the forefront of energy infrastructure development, to supply and install the solar panels at Folia.
“Bunjil Energy collaborates with not-for-profit organisations to provide opportunities for young indigenous people, and actively seeks to employ additional indigenous solar electrical apprentices,” she said.
Folia is expected to be completed in April 2021.
