Melbourne developer Beulah unveils sustainable Fitzroy project


Melbourne developer Beulah has submitted plans for a new mixed-use project in Fitzroy, partnering with renowned sustainable architecture firm Breathe Architecture.

The development, located at 430-434 George Street, will occupy a 1,200 square metre site and feature 44 residences along with two ground-floor retail spaces.

The project, designed to seamlessly integrate with Fitzroy’s local character, prioritises sustainability and eco-friendly living.

Breathe Architecture, known for its commitment to sustainable design, has incorporated several green features into the development.

The building will be fossil fuel-free and include rooftop solar panels and rainwater harvesting systems.

The design also emphasises the use of renewable and recyclable materials, as well as passive design principles.

Inspired by Fitzroy’s rich architectural heritage, the project will feature a three-level brick podium adorned with lush greenery.

This design element pays homage to the suburb’s Victorian and Edwardian terrace dwellings while incorporating remnants of its industrial past.

The upper levels are set back to minimise the building’s impact on the residential neighbourhood.

Residents will enjoy a range of amenities focused on sustainable living, including:

  • Natural ventilation and biophilic design elements
  • A ‘bike hub’ with a repair station and 49 bicycle spaces
  • A shared resident zone, potentially featuring a fern garden
  • Two levels of basement parking with car-share vehicles and EV charging facilities

The development also aims to preserve local history by incorporating a historically significant bluestone wall along an integrated laneway.

Adelene Teh, Beulah’s Executive Director, expressed excitement about expanding into Fitzroy, describing it as “Melbourne’s oldest and most desirable suburb”.

She emphasised the company’s commitment to enhancing the precinct’s desirability and leaving a lasting legacy.

Jeremy McLeod, Founding Director of Breathe Architecture, highlighted the project’s design philosophy, stating: “Grounded in the heart of Fitzroy, this project is about strength and elegance. A refined masonry base sits effortlessly with the George Street Terraces, while the upper apartments open up to expansive views and the northern sun.”

This Fitzroy development adds to Beulah’s growing portfolio in Melbourne’s inner north, which includes the sustainable heritage townhome project Brunswick Established and The Wilds in Northcote.

As the company continues to expand its presence in the area, it remains committed to creating innovative, sustainable living spaces that complement and enhance Melbourne’s vibrant urban landscape.
