Downsizer apartment development completes in Melbourne’s Brighton

Jameson Capital, in partnership with HUB Property Group, has completed a luxury apartment project targeted towards downsizers in one of Melbourne’s most desirable suburbs, Brighton. The project, named Ten to Twelve, is part of a growing trend in downsizer homes.

With a maturing population in Brighton and many locals not looking to leave their current lifestyle, Jameson recognised the growing trend in luxury downsizing – also referred to as ‘rightsizing’. They found an opportunity to fill the gap in limited housing options and also create homes for older Australians seeking this option.

Located on the existing site of two residential homes, the project on 10-12 Lindsay Street commenced construction in 2020. It consists of a total of 10 open-floor living apartments with three bedrooms, two bathrooms and two car spaces, and maximises the natural light of its location.

It was designed in collaboration with Conrad Architects, award-winning interior practice Mim Design and renowned Jack Merlo landscaping. HUB Property Group was the project management and advisory firm helping to deliver the project.

Some of the apartments’ key features include the three-metre-high ceilings, Aguila marble benches, timber floorboards and floor-to-ceiling double-glazed glass doors. Each apartment also has its own private self-contained facilities.

Myles Hornbuckle, Senior Analyst at Jameson Capital, says they have had very positive reception from the community, with a number of sales being to Brighton locals.

“Many have raised families in the area and established themselves here and are now at the stage where they want to downsize and continue to enjoy their community.”

“We understood there was demand in the market in creating an apartment geared towards downsizers, which allows them to experience the luxury and quality of finishes they had previously but in a smaller footprint. We see downsizer apartments as a growing trend that will continue as the generational shift continues.”
