Birchmore lodges plan for Junction Place


Property developer Birchmore has lodged a planning application for a major residential project at Junction Place in regional Victoria, taking the next step in its vision to transform the precinct into a vibrant mixed-use destination.

The proposal, submitted for Site 5 within the redevelopment area, outlines plans for 86 contemporary townhomes designed by DKO Architecture.

The development also features significant open-space elements, with landscape architecture and a central communal park crafted by Aspect Studios.

Birchmore, which settled on multiple sites within Junction Place and was formally appointed to deliver them in November last year, said the townhomes would form a key component of a larger, integrated masterplan.

The precinct will ultimately combine residential, hospitality, and community offerings, including a hotel, childcare centre, and spaces for commercial and other mixed uses.

The company’s latest application marks the first formal step in its staged delivery program. Once planning approval is secured, Birchmore will appoint a builder for the townhome project, with procurement activity expected to begin in the coming months.

The developer is targeting an early 2026 start for construction, positioning the project to meet demand for high-quality housing in the region.

The residential component is designed to integrate with surrounding developments, offering pedestrian connections, landscaped green areas, and recreational spaces aimed at fostering community interaction.

According to Birchmore, the communal park will serve as a “green heart” for residents and visitors, aligning with the broader Junction Place strategy to create a walkable and socially connected urban hub.

Looking ahead, Birchmore plans to submit further planning applications later this year for its planned hotel and childcare projects within the precinct.

These developments will complement the residential offering and provide valuable amenities for future residents as well as the wider Wodonga community.

Junction Place, a key urban renewal project in regional Victoria, has been designed to transform former railway land into a bustling city centre with residential, retail, dining, entertainment, and public spaces.

Birchmore’s latest application signals momentum in realising that vision, with more announcements expected over the next 12 months as various stages progress from planning into delivery.
