Andrews begins landmark South Beach construction


Andrews has officially broken ground on South Beach, its landmark $900 million wellness-led coastal development in Surfers Paradise, marking the start of construction with a sod-turning ceremony.

The milestone event signifies the delivery phase of one of the city’s most anticipated residential projects — a design-led, resort-style address set to redefine high-rise coastal living on the Gold Coast.

Designed by internationally acclaimed architects Bates Smart, South Beach draws inspiration from modernist Miami architecture and will comprise two 37-level towers rising above a six-level podium.

The development will feature 394 residences ranging from one to four bedrooms, each with generous wrap-around balconies and either dual or triple-aspect living spaces to frame uninterrupted views of the ocean, river, and city skyline.

Spanning a substantial 5,700 square metre site across three street frontages, South Beach is positioned to become one of Australia’s most aspirational wellness-led communities.

More than 5,500 square metres of private resident amenities are designed around wellbeing and social connection, forming a unique “wellness circuit” intended to promote activation, immersion, recovery, and reflection.

The development’s impressive amenity suite will include two resort-style outdoor pools, a Hammam, plunge pools, saunas, a state-of-the-art gym, a grounding lawn, a co-working hub and library, a cinema, BBQ terraces, and sub-tropical landscaped gardens.

The podium will also house a ground-floor restaurant with landscaped outdoor dining, alongside four levels of parking wrapped in cascading greenery.

Sarah Andrews, General Manager of Andrews, said the commencement of construction represents a defining moment for both the project and the evolving South Surfers precinct.

“From the outset, our ambition was to create a residential address where wellbeing is genuinely embedded into everyday living, not treated as an add-on,” said Sarah.

“We made a conscious decision to significantly reduce density to prioritise light, space and liveability.

“South Beach sets a new benchmark for coastal apartment living on the Gold Coast, offering residents a private resort-style experience while remaining deeply connected to the surrounding community.”

According to the Global Wellness Institute, wellness-focused real estate remains one of the fastest-growing sectors worldwide, with the Gold Coast recognised as a leading market where lifestyle, design, and wellness intersect.

The development will be delivered by Andrews’ in-house construction arm, A Construct, and is forecast to generate approximately 5,000 jobs throughout the build program.

Completion is expected in late 2028.
