
AUSTRALIA — The South Australian government has unveiled draft plans for the redevelopment of the former Adelaide Bus Station on Franklin Street, inviting public consultation on the ambitious project.
The proposed mixed-use, multi-storey development, dubbed “Tapangka on Franklin”, aims to revitalise the CBD site with a focus on sustainability and community living.
Tapangka on Franklin is set to accommodate approximately 1,000 residents, with 35 per cent of the housing designated as affordable.
The development will feature mixed-use towers and a signature building, a 200+ room hotel, a major build-to-rent development, market housing for sale, and commercial and retail spaces
The project’s design prioritises sustainability, aiming to reduce carbon emissions through promoting and measuring carbon performance, enhancing thermal efficiency, implementing energy-efficient systems, and incorporating renewable energy sources.
The development will also encourage active transport modes, such as walking and cycling, over private vehicle use.
Tapangka on Franklin will feature a generous plaza and landscaped open spaces.
The government has committed $1.2 million to upgrade existing public areas, including Bowen Street and the plaza outside the former Hampshire Hotel.
Renewal SA has commenced community consultation, with drop-in sessions scheduled for August 24 and 27, 2024, at 28 Leigh Street in the CBD, while online feedback will be accepted until September 15, 2024.
Construction is slated to begin in 2026, following a national search for development partners.
The project is expected to create jobs during and after construction, with Renewal SA seeking partnerships across various sectors.
Nick Champion, a government representative, emphasised the development’s potential impact: “This development will bring visitors and workers into the precinct and help more people secure housing through affordable sales and rental.
“We want this to be a benchmark for sustainable developments in this state.”
As Adelaide looks to the future, Tapangka on Franklin represents a significant step towards creating a more vibrant, sustainable, and inclusive city centre.
