Above Zero secures approval for Kooyong Gardens


Property developer Above Zero, in collaboration with Home Identity, has received planning approval for its latest luxury residential project, Kooyong Gardens, a boutique development set within one of Melbourne’s most prestigious and tightly held suburbs.

The four-level landmark development will feature just eight high-end residences, each designed with coveted north-facing park aspects.

Conceived by acclaimed architecture firm Cera Stribley, Kooyong Gardens is crafted to maximise light, space, and privacy, while creating a seamless connection to its leafy surroundings.

Striking in form, the development will be crowned by a bronze metal-detailed mansard roof, a sculptural nod to the historic Kooyong Stadium.

A brick façade will anchor the building in its natural setting, complemented by a marble shroud framing expansive windows, bringing the adjoining parklands into direct conversation with the residences.

Interior design for Kooyong Gardens is being led by Lauren Tarrant, whose second collaboration with Above Zero brings her signature elegant, refined style to the project.

Above Zero Founder and Managing Director, AJ Batra, said the development represented an extraordinary opportunity in one of Melbourne’s rarest locations.

“What drew us to this site was its extraordinary rarity — we worked tirelessly with agents to amalgamate four separate units to create the only development site in Stonnington where we could deliver a high-end apartment project with true park frontage and uninterrupted northern views,” Batra said.

Known for its exclusivity, Kooyong is celebrated for its historic Kooyong Lawn Tennis Club, manicured green spaces, and a mix of heritage-listed mansions alongside modern architectural homes.

Its proximity to the CBD, coupled with a tranquil suburban spirit, has long made it one of Melbourne’s most desirable postcodes.

Batra added that the project stands as a generational opportunity for the suburb.

“Kooyong is such an eclectic enclave – where the rarity of new offerings makes this project truly a once-in-a-generation opportunity,” said Batra.

“We’ve brought together a dream team of leading architecture and interior design professionals to bring this vision to life, ensuring every detail reflects our commitment to elegance, livability, and timeless quality — the very essence of our philosophy: enduring character to the end,” he continued.

With planning permits approved, construction is forecast to commence in Q1 2026.

The project follows on from Above Zero’s recently launched Glyndon Residences in Camberwell, which has already garnered strong market interest.

Like Kooyong Gardens, Glyndon features architectural design by Cera Stribley and interiors by Lauren Tarrant, reaffirming Above Zero’s reputation for delivering sophisticated, boutique living environments.
