The Williams Landing commercial hub, in Melbourne’s southwestern outskirts, is set to expand with developer Cedar Woods announcing the release of a new seven-storey office building Boston Commons.
The new development will be the fifth stand-alone office building in the growing town centre and comprises 60 strata office suits from 48 square metres in size, as well as two larger pre-lease office suites and five ground floor retail suites.
Designed by architects Hames Sharley, Boston Commons has an industrial-modern design with a material pallet reflective of inner-city architecture, unique for Williams Landing.
Hames Sharley director Harold Perks said Boston Commons is a wonderful sculptural expression of form, aesthetic, and composition.
Perks said: “Carefully crafted to be sensitive to the surrounding Williams Landing town centre and community, Boston Commons delivered a contemporary medium rise mixed-use offer that is timeless in its expression.”
Each office is set to feature NBN infrastructure, an individual kitchenette, climate control, secure car parking as well as access to two conference centres and end-of-trip facilities.
Situated just 20 kilometres from Melbourne’s CBD and positioned for easy access to Geelong, Williams Landing is centrally located and a connector between the two cities.
Significant local amenities have already been delivered to support the growing commercial hub including a train station, shopping centre, medical facilities, dining, and surrounding parklands.
Cedar Woods chief operating officer Patrick Archer said the pre-launch campaign generated high levels of market interest.
Archer said: “Purchasers at Boston Commons include business owner-occupiers attracted to the development as an opportunity to save money by buying rather than renting their office in the current low interest environment.
“Investors have also been attracted to the project, with investment yields forecast at over 5 per cent, it offers a higher yielding option compared with traditional residential investments.”
Once fully complete, the $2.5 billion Williams Landing development will accommodate more than 13,000 jobs.
