Construction has commenced on Solais Residences, a $486 million luxury residential development set to rise 29 levels above a rare 2,500sqm site in Newstead.
The project is being delivered by Tom Dooley Developments, a well-regarded Brisbane builder-developer with more than 26 years of experience in the market.
Located at 176 Breakfast Creek Road, Solais Residences will comprise 164 premium two- and three-bedroom apartments and penthouses.
The building overlooks heritage-listed Newstead House and Newstead Park, with expansive protected views extending across the Brisbane River in both directions.
The design capitalises on the site’s north-east orientation, delivering generous living spaces with outlooks across Newstead Park, dual reaches of the Brisbane River and towards the Brisbane CBD.
Apartments are priced from $1,698,000, with the development scheduled for completion in the fourth quarter of 2028.
The start of construction marks a major milestone for Tom Dooley Developments, which has built a reputation for delivering premium residential projects across the blue-chip riverside suburbs of Newstead, New Farm and Kangaroo Point.
Founder and Managing Director Tom Dooley identified the site after an extensive search for a location capable of meeting the company’s strict criteria for position, outlook and long-term appeal, noting the property offers connectivity to the city, protected parkland and river views, and walking access to shopping and dining precincts, while sitting outside the higher-density Gasworks district in Newstead.
The site’s orientation was a key drawing card for the development.

Solais will overlook heritage-listed Newstead House and Newstead Park, with views across the Brisbane River protected from future development.
Dooley pointed to Brisbane’s population growth, major infrastructure investment, expanding employment opportunities and constrained housing supply as factors underpinning the company’s continued confidence in the market, adding that the transformation underway ahead of the 2032 Olympic and Paralympic Games is expected to further strengthen the city’s appeal.
Designed by Plazibat Architects, Solais Residences will feature a bespoke collection of 164 residences spanning two-bedroom, two-bedroom plus multi-purpose room, three-bedroom and three-bedroom plus multi-purpose room configurations, along with a limited collection of penthouses.
The development will include more than 3,000sqm of resident amenities, anchored by a full-floor residents’ retreat on Level 5 combining wellness, leisure, recreation and work-from-home facilities.
An elevated rooftop retreat will add further wellness, dining and entertaining spaces.
Solais Residences is being brought to market by luxury apartment marketing specialist TOTAL Property Group.
Managing Director Adrian Parsons said the commencement of construction was a significant milestone at a time when demand for high-quality apartments in Brisbane’s established inner-city locations remains strong, driven by owner-occupiers seeking larger long-term homes, downsizers moving from established houses without compromising on space or location, and investors targeting tightly held inner-Brisbane precincts.
Parsons said buyers at the premium end of the market are increasingly focused on location, apartment size and design, amenity, developer and builder experience, and certainty of delivery.
