
Construction of the landmark Sydney House mixed-use development in the heart of Sydney’s CBD has entered a new phase, with Richard Crookes Constructions (RCC) progressing to major structural works.
The 50-storey tower, a joint venture between First Sponsor and ICD Property, remains on track for completion in 2027.
Designed by renowned firms BVN Architecture (tower and interiors) and FJC Studio (heritage podium), Sydney House will feature 241 premium residences above a 135-room boutique hotel, blending modern luxury with heritage preservation.
RCC Construction Manager Elliot Hicks confirmed that demolition and bulk excavation are now complete, and the project is advancing rapidly.
“The installation of the site’s third tower crane is now complete, marking a significant milestone in the project’s delivery, which will see further efficiencies as we work through the structure, with the site’s core reaching level 7 and structural slabs reaching level 3 by the end of May,” Hicks said.
A defining feature of Sydney House is its commitment to heritage retention.
“A significant and unique component of this project is the meticulous retention and protection of heritage elements, reflecting Sydney House’s commitment to preserving its historic character while delivering a modern, world-class development that enhances the site’s significance for generations to come,” Hicks explained.
The site comprises four buildings, with three undergoing significant heritage retention and restoration.
“So far, the heritage works on site have seen the retention of the remaining heritage fabric across key areas such as the façade elements, the Lower Bar, Sydney Room, Corinthian Room, and Billiard Room, which are all now fully secured and protected,” he said.
These intricately designed spaces, each with their own architectural and cultural importance, have seen careful preservation of heritage materials, which will be maintained and incorporated into the finished building.
The approach centres on respectfully blending new construction with the historic core of Sydney House.
Hicks stated that by retaining key character elements and making them part of the building’s future, the project both honours the site’s history and establishes a lasting new chapter.
To address the complexities of heritage construction, the project team implemented a proactive, multidisciplinary de-risking strategy.
This included comprehensive heritage impact assessments, structural investigations, and materials testing, as well as ongoing collaboration with heritage consultants and authorities.
Adaptive design and robust governance have enabled seamless integration of new and old elements, ensuring both compliance and architectural integrity throughout the build.
Sydney House continues to progress according to schedule, with the next phase focusing on the tower core’s ascent, internal fit-outs, and façade installation.
