Malaysian developer OSK Property has unveiled Aura, an $800 million residential tower set to become the next major addition to the $3.5 billion Melbourne Square precinct in Southbank.
Positioned at 7 Hoff Boulevard, the 67-storey development will deliver 673 residences and introduce a design-led approach centred on wellness, integrating architecture, interiors and landscape into a cohesive vertical living environment.
Aura has been designed by Cox Architecture, with interiors by DKO Architecture and landscape architecture by OCULUS.
The project draws on a fusion of Japanese design principles and Australian natural influences, combining simplicity, material richness and spatial layering to create calm, light-filled residences.
The tower’s exterior adopts a refined rectangular grid, referencing both New York’s high-rise typologies and Tokyo’s urban skyline, while maintaining a restrained and timeless architectural identity.
A defining feature of the development is its vertical wellness ecosystem, a concept that organises amenities and shared spaces across multiple levels to support physical, mental and social wellbeing.
Central to this is the Level 7 Aura Club, which includes an indoor pool, spa and cold plunge, gymnasium, Reformer Pilates studio, yoga room, sauna and steam facilities, as well as co-working areas, a library and open-air terraces.
Japanese-inspired gardens on this level incorporate a tea house pavilion, barbecue areas and landscaped zones designed for relaxation and social interaction.
Higher in the tower, the Meridian Club on Levels 49 and 50 will provide entertainment-focused spaces including a lounge bar, conservatory and private dining rooms.
At the top of the building, Levels 66 and 67 will house the Cumulus Club, offering premium wellness and retreat-style amenities such as treatment rooms, meditation and sound therapy spaces, private spa facilities and sky terraces with panoramic views across Melbourne’s CBD, the Arts Precinct and the Royal Botanic Gardens.
Landscape design plays a key role in connecting the tower to its surroundings. OCULUS has integrated native planting and layered outdoor environments throughout the development, including an open-to-sky glasshouse featuring a Wollemi Pine, one of the world’s rarest tree species.
The project also links directly to the existing Melbourne Square public realm, including the 3,745 square metre Kennedy Park.
The residences themselves are designed to maximise natural light, airflow and outlook, with most apartments featuring private balconies.
Views extend across key Melbourne landmarks, including Docklands, the CBD skyline and surrounding parklands.
The development will also include approximately 1,600 square metres of retail space across five to eight tenancies at ground and podium levels, contributing to the precinct’s mixed-use activation.
Aura builds on the momentum of OSK Property’s earlier Melbourne Square tower, BLVD, which is now around 80 per cent sold.
The broader precinct already incorporates significant amenities such as a full-line Woolworths supermarket, childcare facilities, retail outlets and dining options, reinforcing its position as a major residential and lifestyle hub in Southbank.
Construction of Aura is scheduled to commence in late 2026, marking the next phase in the long-term evolution of Melbourne Square into a fully integrated urban precinct.
