Rozelle Village redevelopment approved


PERIFA, together with investment partner Mitsubishi Estate Asia (MEA), has received State Significant Development Application (SSDA) approval for its landmark mixed-use precinct, Rozelle Village, in Sydney’s Inner West.

The approval marks a pivotal milestone in the long-awaited revitalisation of the former Balmain Leagues Club site, paving the way for construction to commence imminently.

The 16-storey Rozelle Village development will deliver 227 dwellings, with 59 apartments allocated to affordable housing specifically reserved for essential workers, addressing the state’s ongoing housing crisis.

In addition to residential offerings, the precinct will feature bespoke retail, hospitality, and community spaces, a 1,444 square metre public plaza, and activated laneways connecting Victoria Road and Darling Street.

The project’s design team includes Studio.SC for architecture, SJB for interiors, and Arcadia for landscaping, ensuring the precinct celebrates and enhances the unique character of the area.

Fabrizio Perilli, Co-Founder and Managing Director of PERIFA, described the approval as a major achievement for both the local community and Sydney’s housing sector.

“Receiving SSDA approval is a critical and exciting step forward in delivering our vision for Rozelle Village. It’s finally time for this site to see its potential realised,” Perilli said.

“This is a massive achievement, not just for the Rozelle Village development, but for Sydney housing in general, and for the local community.

“It’s so important that mixed use projects like these are approved in good time, to provide the people of Sydney with the quality housing they so desperately need and with open, community spaces and well-curated retail amenity for everyone to enjoy.”

Yosuke Matsunaga, Head of Australia at Mitsubishi Estate Asia, added: “The approval represents the culmination of a lot of planning and collaboration, and we look forward to bringing it to life and offering an elevated lifestyle to the community.”

Rozelle Village is the second major joint project in Sydney for PERIFA and MEA, following Putney Wharf Residences, and reflects a shared commitment to creating high-quality, community-focused mixed-use precincts.

Demolition works at the 7,330 square metre site are scheduled for completion in May 2025, with ground works commencing imminently and main building works expected to start in Q3 2025.

The project is anticipated to be completed in 2028.
