The New South Wales government has expanded a major housing development in Sydney’s south, confirming that more than 800 new homes currently under construction in Arncliffe will now have majority social and affordable dwellings.
The state government announced that 75 per cent of the Arncliffe Central project, located at the prime location off the Princes Highway, will be dedicated to non-market housing.
The revised plan delivers 311 social housing apartments and 291 affordable units, alongside 204 private residences.
NSW Premier Chris Minns said the additional investment, supported by the Housing Australia Future Fund (HAFF), is essential for keeping the city functional.
“Families, young people and downsizers are all doing it tough at the moment, so we need to make sure we are making the most of these projects, delivering a mix of private, social and affordable housing,” the Premier said.
“Hundreds of new affordable homes in Arncliffe means more essential workers, the people who keep our city running, living closer to where they work.”
The mixed-tenure precinct, situated just 10 kilometres from the Sydney CBD, is being delivered through a partnership between Homes NSW, developer Billbergia, and community housing providers Evolve Housing and St George Community Housing.
The design includes one, two, and three-bedroom configurations to accommodate diverse household needs, integrated with ground-floor shops, cafés, and essential services.
NSW Minister for Housing Rose Jackson described the project as targeted investment at a scale the state has never seen before.
“We’re building new social and affordable homes at a scale that New South Wales has never seen before. Real homes, in well‑connected communities, delivered at the scale we desperately need,” Jackson said.
The initiative forms a core pillar of the government’s AU$6.6 billion Building Homes for NSW program, which aims to deliver 8,400 new public housing units, 21,000 affordable and market homes, and upgrades to 30,000 existing social housing properties.
Construction is well underway, with the social housing components on track for completion in 2027. The entire Arncliffe Central precinct is expected to be fully operational by 2028.
