Multiplex has been appointed by Cbus Property to deliver its new $300 million commercial office development at 83 Pirie Street in Adelaide’s CBD.
Designed by high-profile architects, Woods Bagot, the 21-level PCA A-Grade development will offer more than 30,000 square metres of premium commercial office space with large flexible floor plates of 1,750 square metres. On-site car parking across three levels will accommodate approximately 110 cars.
Located within the CBD office core, 83 Pirie will include an expansive lobby with access to surrounding cafes and retail. The tower will also feature a 450-square-metre multi-purpose wellness centre, with the ability to accommodate activities such as yoga, physical fitness services, conferences and events, and premium end-of-trip facilities.
83 Pirie has been designed with sustainability in mind, with many ESD features included such as electric car charging stations, considerable natural light from the building’s three street frontages, and drought-resistant landscaping on the rooftop terrace. 5.5 star NABERS Energy and 4 star NABERS Water ratings, as well as a 6 Star Green Star Base Building rating and Gold WELL certification are being targeted.
Regional Managing Director of Multiplex Victoria and South Australia, Graham Cottam, said 83 Pirie adds to our long-standing presence in South Australia, having delivered $500 million worth of projects in the region over the past 30 years and developed long-standing relationships with the community and local supply chain.
“Adelaide continues to be a critical market for us and we are pleased to have invested in significant resources on the ground to deliver this project.”
Cbus Property’s Chief Executive Officer, Adrian Pozzo, said 83 Pirie, which is anticipated to serve as the new offices of approximately 3,000 city workers, will bolster the company’s diverse investment portfolio, which is currently more than 40 per cent occupied by long-term government tenants.
“We would like to thank the State Government for its endorsement of the development as the anchor tenant,” Mr Pozzo said.
“Responding to a future Adelaide workforce with a focus on sustainability, wellness, connection to the public community, nature and productivity, 83 Pirie is an incredibly exciting project that will optimise the site’s potential and create a new landmark for the city, as well as reinvigorate the city’s office precinct.”
Construction on 83 Pirie has commenced with completion scheduled for late 2022.
