
Fund manager ISPT has submitted plans for the first stage of one of Melbourne’s largest industrial developments — a 62.3-hectare site at 265 Dandenong Hastings Road that will ultimately deliver more than 282,000 square metres of warehouse space and carry an end value exceeding $1.1 billion.
The site, positioned alongside Western Port Highway and Portlink Drive, will offer prime connectivity to major arterial roads, the Melbourne CBD and key south-east industrial markets.
Stage One of the project will deliver 83,000 square metres of built form across up to eight tenancies.
Upon completion, the estate will comprise 20 specialised warehouse spaces, with the flexibility to accommodate buildings ranging from 7,000 square metres to over 80,000 square metres.
ISPT has placed a strong emphasis on sustainability in its plans, with all warehouses to target a 5-Star Green Star rating.
Features will include solar PV systems, rainwater harvesting, electric vehicle charging points, and the use of recycled building materials.
The development is also set to achieve a 10 per cent reduction in embodied carbon.

“Our team has worked hard to deliver exceptional built form outcomes that celebrates cultural heritage, the natural environment and history of the local area,” he said.
Subject to the approval of Greater Dandenong Council, construction on the project is expected to commence in early 2026.
