Hornsby’s most anticipated new residential project, Habitat Hornsby by Haitchin Group, is setting a benchmark in design and delivery as construction progress continues on the $85 million mixed‑use development.
Backed by fresh research from PRD Real Estate, the project arrives amid an undersupply of apartments and sustained population growth across Sydney’s Upper North Shore.
Located in the heart of Hornsby’s civic and commercial hub, Habitat Hornsby comprises 67 apartments (slightly above the local average for new residential schemes) and features a mix of one‑, two‑ and three‑bedroom layouts.
Designed to promote adaptable, future‑ready living, the development integrates modern architectural form with sustainable building principles that anticipate the suburb’s long‑term evolution.
The project design takes cues from Hornsby’s leafy surrounds, blending stepped façades and natural finishes with light‑filled interiors and generous outdoor spaces.
The architecture aims to maximise sunlight and cross‑ventilation while maintaining privacy between dwellings.
Haitchin Group’s design team worked to ensure each apartment includes functional indoor‑outdoor living zones that extend the usable living area, an increasingly valued feature among apartment buyers.
Energy efficiency is embedded in the project through high‑performance glazing, energy‑rated appliances and water‑saving fixtures.
The building has been engineered to exceed the minimum BASIX sustainability targets set for new developments in New South Wales, highlighting Haitchin Group’s focus on long‑term environmental performance and occupant comfort.
Haitchin Group, which has delivered a number of residential and mixed‑use projects across Sydney, is managing construction with an emphasis on quality craftsmanship and safety.
The project’s structural system uses reinforced concrete with a modular façade system designed for easy maintenance and durability.
Groundworks and piling were completed in 2025, with vertical construction advancing through 2026 ahead of a scheduled completion in early 2027.
Project General Manager Rob Tasevski said the design and delivery approach reflects both practicality and forward thinking.
“The findings from this market research align closely with our own analysis, confirming the urgent need for both premium and affordable housing in Hornsby.
“Habitat Hornsby is designed to respond to this demand, with a central location, thoughtfully future-proofed design, and modern facilities that provide a compelling lifestyle for both owner-occupiers and investors.”
The project also benefits from concurrent investment in local infrastructure.
Ongoing upgrades to Hornsby Station, improved pedestrian connections, and state‑led renewal along Pacific Highway are supporting greater accessibility and community activation around the town centre.
Habitat Hornsby’s site, located less than ten minutes from major retail, education and healthcare amenities, positions future residents at the nexus of convenience and recreation.
A new market analysis by PRD Real Estate Chief Economist Dr Diaswati Mardiasmo identified Hornsby as one of Sydney’s most undersupplied apartment markets, forecasting a shortfall of 9,600 dwellings by 2046.
With only 32 per cent of current residents living in apartments and the population set to grow by over 30,000 people in the same period, the report affirms the need for new housing projects like Habitat Hornsby.
Dr Mardiasmo noted: “Our analysis shows that Hornsby is experiencing strong population growth, high rental demand, and a limited supply of new apartments, particularly in both premium and affordable segments.
“Projects like Habitat Hornsby are well-positioned to meet this growing demand, offering buyers and investors a secure opportunity in a suburb with strong long-term capital growth potential and sustainable market fundamentals.”
