Charles Sturt University opens first metro campus in North Sydney

Winten Property Group secures 10-year lease for Charles Sturt University’s first metro campus in North Sydney


Winten Property Group (Winten) has successfully secured a 10-year lease and inaugurated Charles Sturt University’s first metropolitan campus at 77 Berry Street, North Sydney.

The lease encompasses six floors of the commercial building, totalling 5,738 square metres, and is adjacent to Berry Square, a sunlit public space designed by ASPECT Studio.

The new campus is designed to accommodate both international and domestic students, providing a custom-built learning and teaching environment.

This development is part of Charles Sturt University’s broader strategy to enhance its presence in major cities, following the recent lease of a Bourke Street campus in Melbourne’s CBD, set to open in 2025.

Stuart Vaughan, Chief Operating Officer for Winten Property Group, highlighted the strategic importance of the location: “Nestled in the heart of North Sydney, Winten purchased 77 Berry Street and the neighbouring 1 Denison site in 2016, recognising the unparalleled advantages the commercial district offers tenants.

“North Sydney Council’s proactive investment in improving laneways and pedestrianising Miller Street has further elevated the area’s prominence.”

The campus benefits from excellent transportation links, including train, bus, and ferry services, and is within walking distance of the Victoria Cross Metro Station, scheduled to open in August 2024.

This station will provide access to Barangaroo, Macquarie Park, and Chatswood, enhancing connectivity to Denison Street and Victoria Cross’ retail and entertainment precincts.

The area surrounding 77 Berry Street is home to several educational institutions, including Australian Catholic University, Marist Catholic College, Sydney Design School, Shore School, Wenona School, and Reddam House, making it an ideal location for Charles Sturt University’s new campus.

In addition to the educational facilities, Winten will soon lease two ground-floor retail spaces at 77 Berry Street. Shop 1, with a net lettable area of 282.5 square metres, and Shop 3, a 19.5 square metre space designed for a coffee shop, are available for lease.

A lease has already been signed with Yurica Japanese Kitchen for Shop 2, which includes a 115 square metre indoor area and a 93.5 square metre outdoor dining space, for a six-year term.

Previously, 77 Berry Street served as a staging platform to meet tenants’ area requirements before the completion of Winten’s state-of-the-art 1 Denison building, a premium-grade commercial property.

This new campus marks a significant milestone in Charles Sturt University’s expansion and underscores North Sydney’s growing appeal as a hub for education and business.
