Australian property developer Wel.Co has unveiled its vision for Arndell, a new master-planned community set to deliver more than 850 homesites in Ballan, with expressions of interest now open ahead of the first land release in November.
Located on Old Melbourne Road, Arndell will transform approximately 100 hectares into a residential neighbourhood designed to embrace Ballan’s natural character and country lifestyle while creating a connected community for the growing township.
Almost one third of the project will be dedicated to open space, with approximately 28 hectares planned across the community.
The open space network will include three local parks, two wetland areas and an active recreation reserve, supported by walking and cycling paths designed to make the outdoors part of everyday life.
The community will also connect with the Werribee River corridor, bringing the surrounding landscape into the heart of the neighbourhood and giving residents opportunities to walk, ride and explore the natural environment close to home.
Arndell will offer the benefits of regional living while remaining close to the services and amenities already available in Ballan.
These include local shops, schools, sporting facilities and the V/Line station, which provides regular services to Melbourne’s Southern Cross Station.
Ballan is approximately one hour from Melbourne and 30 minutes from Ballarat via the Western Highway.
Wel.Co Founder and Managing Director Andrew Welsh said Arndell had been designed around the qualities that already make Ballan an attractive place to live.
“Ballan already has a strong identity and a close-knit community, so our vision for Arndell has always been to create a neighbourhood that feels like part of the town and builds on what people already value about living here,” said Andrew.
“We want Arndell to feel like a natural extension of Ballan, with open space, recreation and connection part of everyday life.”
Welsh said the parks, wetlands and paths would give residents plenty of opportunities to enjoy the landscape and connect with their neighbours, while keeping them linked to an established town.
The more than 850 homesites will be arranged across approximately 100 hectares, with open space representing almost one third of the total site.
The layout is intended to offer people the space and lifestyle that draws them to regional Victoria, without sacrificing access to everyday conveniences.
Proximity to the V/Line station and the Western Highway gives future residents flexibility to travel to Melbourne or Ballarat for work, study and leisure.
With expressions of interest now open, prospective purchasers can register ahead of the first release in November.
Welsh said the company was excited to give people their first look at Arndell and to start sharing what it is creating in Ballan.
He described Arndell as a long-term project for Wel.Co that will grow alongside Ballan over many years, with a focus on complementing the town and respecting what is already there.
Wel.Co said the masterplan has been shaped to build on the township’s existing strengths, with walking and cycling paths linking the parks, wetlands and recreation reserve to the wider neighbourhood and the river corridor.
