VIC Planning Minister approves Golden Age development in Brighton

The Victorian Planning Minister Sonya Kilkenny has officially approved the Golden Age Group’s masterplan development project at 47 South Road, Brighton.

The approved planning application involves the subdivision of the nearly four acres of land, previously the Xavier junior school, into 14 individual lots; the creation of a super lot; and the construction of 84, now reduced to 83, modern dwellings, alongside associated building and works.

This development is set to inject substantial growth and residential modernization into the Brighton area.

The application is recognised for its planning merit aligning with the governments vision for more housing solutions in Victoria and the project is anticipated to deliver a net community benefit for both the Bayside area and the broader community.

Damien Hehir, Development Director at the Golden Age Group, said the development represented a pivotal step forward in providing much-needed housing in Brighton.

Hehir said: “The project will not only enhance the local environment but also contribute to the region’s economic growth and community development.”

The Planning Panels Victoria documents show comments from the projects Advisory Committee Report stating that the site “will be sensitively developed and provide an injection of housing into an area that would benefit from opportunities for existing and new residents to potentially downsize”.

Golden Age is committed to delivering a development that will integrate seamlessly into the Brighton landscape, with the approved plans now including an amendment which provides a new pedestrian path and landscaping to the Hartley Street amenity, responding to the requests from local residents.

The design incorporates modern living spaces with a focus on quality and aesthetics, featuring extensive green spaces and amenities that reflect Golden Age’s commitment to creating vibrant community environments.

Sustainable practices and thoughtful urban design will ensure the new residences meet the highest standards of environmental responsibility and liveability.

Commenting on the approval, Hehir said: “We are thrilled to receive approval for this transformative project.

“Our vision for 47 South Road is to create a thriving residential community that aligns with the values and needs of Victorians and the local Brighton community.

“We look forward to collaborating with local stakeholders to enhance the neighbourhood and provide outstanding living spaces for future residents.”

Construction is set to commence following final planning and regulatory approvals, with additional details on timelines and development phases to be announced in the coming months.
