TW Projects expands into Melbourne with Rockbank project

TW Projects has secured its first Melbourne site, acquiring an 11.1-hectare landholding at 2331 Western Highway, Rockbank, where it will partner with Monark to deliver a 257-lot residential community with an estimated end value of $100 million.

The acquisition marks a significant milestone for the regional developer, which has delivered more than seven projects across Victoria and built a reputation for creating communities that balance affordability, connectivity and long-term liveability.

The Rockbank site represents TW Projects’ first move into metropolitan Melbourne, bringing the development philosophy it has refined across regional growth markets to one of Australia’s fastest-growing residential regions.

Located within Melbourne’s rapidly expanding western growth corridor, the project sits within the Urban Growth Zone and is surrounded by established and emerging residential communities.

The site benefits from direct access to the Western Highway, Rockbank Train Station, Woodlea Town Centre and a growing network of schools, parks and community infrastructure.

TW Projects Director Albert Weddell said the acquisition represented a natural evolution for the business.

“Over the past several years we’ve focused on delivering communities where people genuinely want to live, creating neighbourhoods that provide value not just on day one but for decades to come,” Weddell said.

“We’ve now delivered multiple projects throughout regional Victoria, with several more in the pipeline, and believe the experience we’ve gained in those markets positions us well to enter Melbourne’s growth corridors.”

The project will deliver 257 residential lots targeting a broad mix of buyers, including first home buyers, young families, upgraders and investors.

TW Projects Director Jack Townley said Melbourne’s western growth corridor presented a compelling opportunity for the next chapter of the business, while reaffirming the company’s founding principles would remain central to its metropolitan strategy.

“While this is our first metropolitan acquisition, the philosophy remains unchanged,” said Townley.

“We take a long-term view, focus heavily on planning and place-making, and work closely with our partners and stakeholders to create communities that respond to the needs of local families.

“Rockbank continues to emerge as one of Melbourne’s most important growth fronts.

“It benefits from valuable existing amenity, strong transport connections and a level of housing demand that we expect will underpin the project’s success over the long term.”

The partnership with Monark brings together two developers with complementary experience, combining TW Projects’ track record across regional Victorian growth markets with Monark’s metropolitan credentials.

Together, the partnership will look to deliver a community tailored to the expectations and needs of families seeking affordable, well-connected housing in Melbourne’s west.

Rockbank sits within the City of Melton, one of Australia’s fastest-growing local government areas, where sustained population growth and infrastructure investment have continued to attract developer interest.

The western growth corridor has emerged as a key front for new housing supply as Melbourne expands, with strong demand from owner-occupiers and investors drawn by relative affordability and improving liveability credentials.

With several regional projects still in the pipeline, TW Projects’ metropolitan debut signals a broadening of ambition for the developer as it looks to scale its community-focused model into larger and more competitive markets.
