Teneriffe Banks to transform Brisbane’s riverfront wellness living


Brisbane’s riverfront is set to be transformed by Kokoda Property Group’s ambitious $1.5 billion Teneriffe Banks development, introducing Queensland’s largest dedicated residential wellness offering with nearly 12,000 square metres of health, fitness and social amenities.

This landmark project cements the state’s position in Australia’s rapidly growing wellness real estate market and sets a new benchmark for integrated lifestyle precincts.

The expansive development spans a rare north-facing Brisbane Riverfront site and encompasses more than 200 premium residences within five architecturally distinct buildings designed by Studio McCue in collaboration with Cottee Parker Architects and Carr.

The residences range from luxury apartments and modern penthouses to woolstore-inspired lofts, all crafted to provide sophisticated urban living integrated with holistic wellness.

Teneriffe Banks is carefully designed as a connected ecosystem balancing wellness, community, and luxury.

Each of the four residential buildings features expansive rooftop wellness retreats with infinity pools, mineral plunge pools, hydrotherapy zones, and steam and sauna suites, incorporating spa-level amenities that remove the need for external health club memberships.

The development also offers lush green spaces, riverfront walkways, community gardens, a riverfront amphitheatre, and a community centre, fostering a strong sense of community along the Brisbane River.

Residents have exclusive access to The Canopy Club, one of Brisbane’s largest private members’ venues.

Modelled on iconic international clubs such as Soho House but uniquely tailored to Brisbane’s lifestyle, The Canopy Club includes private dining rooms, a wine cellar and tasting lounge, library, cinema, sports simulator, and five-star workspaces overlooking the river.

Complementing the wellness offering is Banks Athletic, a private, residents-only health club featuring personalised fitness and holistic wellness programs.

Open-air movement decks provide panoramic city and river views for functional training and mindful movement, allowing residents to seamlessly integrate mental and physical wellbeing into daily life without commuting or crowded gyms.

Anchor to the precinct is Brisbane’s first five-star Kimpton Hotel Urban Resort, which includes a luxury spa, fitness centre, signature restaurants, a pool club, rooftop cocktail bar, and event spaces.

The masterplan also incorporates a reimagined marina, landscaped gardens, laneway cafes, waterfront restaurants, and boutiques, creating a fully integrated live, work, play lifestyle destination.

Kokoda Property Group Founder and Managing Director Mark Stevens said: “Luxury living today is about more than just design.

Addressing market trends, Stevens noted strong demand from downsizers and lifestyle-focused buyers.

“The ability to enjoy a sunrise coffee by the rooftop pool, or build movement and recovery into their daily routine without leaving home, is a drawcard.

Recent reports show Australia’s wellness economy growing at 7.5 per cent annually from 2019-2023, with significant growth areas including wellness tourism, thermal springs, wellness real estate, mental wellness, and physical activity.

With construction preparations underway following successful site settlement, Teneriffe Banks is poised to deliver a world-class wellness, residential and social precinct that will redefine urban living in Brisbane for generations to come.
