Spectre Property has secured planning approval for a $25 million industrial development in Airport West, strengthening the company’s growing industrial portfolio across Victoria.
The approved development will deliver 20 warehouse units across a 4,000 square metre site, comprising approximately 3,200 square metres of combined warehouse and office space.
Four of the units will feature private yards, a relatively rare inclusion within strata industrial developments.
Located almost directly opposite Essendon Fields, the site benefits from convenient access to major arterial roads and freeways, while remaining close to established residential areas.
Spectre Property initially identified the Airport West opportunity off-market, before acquiring the property through an on-market campaign.
The company signed the contract on Christmas Day 2025, and planning approval was secured in August 2026.
Spectre Property Managing Director Jason Grasso said the timing of the contract made the purchase a memorable one for the team.
“We’d had our eye on the Airport West site before it came to market, so signing the contract on Christmas Day made it a particularly memorable acquisition for us,” said Grasso.
During the planning process, Spectre Property negotiated the removal of an electrical substation from the site.
The change allowed the developer to optimise the layout of the 4,000sqm site and elevated the design and functionality of each warehouse.
Grasso said the outcome had delivered clear benefits for the project.
“Securing approval for 20 units and negotiating the removal of the electrical substation allowed us to make more efficient use of the site and improve the overall layout,” said Grasso.
The development has been designed with a focus on functionality and amenity for businesses and owner-occupiers.
Each unit will include undercover parking, solar, provision for EV charging, stone kitchen benchtops and integrated dishwashers.
In addition to the four units with private yards, the project will introduce greenery into the workspaces through suspended garden beds.
The garden beds will be accessible from openable office windows.
The project will be released to market in October 2026, with construction expected to commence in February 2027.
