
Local Gold Coast developer Andrews has unveiled South Beach, a $900 million wellness-led coastal lifestyle destination set to redefine high-rise living in Surfers Paradise.
Inspired by modernist Miami architecture, the project is a bold collaboration with renowned architects Bates Smart, delivering a collection of design-led apartments that elevate coastal living in Queensland.
South Beach comprises two 37-level towers above a six-level podium, each designed to maximise natural light, cross-flow ventilation, and dual or triple aspect living areas.
The development offers more than 5,500sqm of private amenities curated to inspire health, relaxation, and connection.
Residents will have access to two resort-style outdoor pools, a Hammam, plunge pools, saunas, a state-of-the-art gym, grounding lawn, library and co-working hub, cinema, BBQ terraces, and sub-tropical gardens — creating what the developer calls a “resort-style sanctuary in the sky.”
South Beach will deliver 394 residences ranging from one to four bedrooms, each with generous wrap-around balconies capturing ocean, river, or city vistas.
The terraced design ensures abundant natural light and enhanced privacy, while on-site security operates 24/7.
Ideally positioned in the heart of South Surfers, just two blocks from the beach and within walking distance to Broadbeach and the affluent Isle of Capri, the 5,700sqm site spans three street frontages.
It features a restaurant with landscaped outdoor seating and four levels of above-ground parking framed by lush cascade planting.

In addition to the resident-only amenities that are more akin to a private resort, South Beach offers enhanced liveability with abundant natural light, cross-flow ventilation, and dual-aspect living areas, setting a new benchmark for design-led coastal living with wellbeing at its core.”
According to the Global Wellness Institute, wellness real estate is among the fastest-growing property sectors globally, with the Gold Coast identified as a leading hotspot where lifestyle and design converge.
Andrews acquired the site last year with approvals for more than 1,100 apartments but reduced density by 65 per cent to focus on space, light, and livability.
The final design encompasses 394 homes oriented to capture the coast’s uninterrupted ocean, river, and city views.
The project will be delivered by Andrews’ in-house construction arm, A Construct, which is also building the developer’s $270 million Cascade Robina project.
Construction is scheduled to commence in late 2025.
