Probuild, Golden Age Group and Vicinity Centres celebrated a momentous milestone this month with the completion of Australia’s largest air rights development to date – Sky Garden.
An ambitious project, Sky Garden comprises 536 apartments spread across three towers and 4000 square metre podium garden complete with a relaxation zone, entertainment lounges, vegetable gardens, a designated children’s play area and outdoor fitness areas with the amenity provided by The Glen Shopping Centre sitting below.
The Sky Garden concept was affirmed once Golden Age secured the air rights to develop above the shopping centre in 2016.
A significant milestone, Golden Age Group and Probuild defied market odds and delivered the $450 million project within anticipated timelines despite stringent lockdown regulations across the state of Victoria.
Probuild’s Victorian Managing Director, Sam Delmenico, said that Sky Garden demonstrates the commitment of both companies to deliver the large-scale and high-quality build.
“We’re very pleased to have completed the final stage of work for Sky Garden and are proud of our team who delivered this project on-program, to high safety and quality standards, reinforcing our strong relationship with Golden Age Group,” Mr Delmenico commented.
According to Probuild, detailed planning and preparation went into allowing Sky Garden’s landscaping to spring to life. As the podium landscaping works are directly located above the shopping complex, Probuild’s technical capabilities were highlighted with new systems developed to ensure quality procedures and waterproofing were completed to the highest standards.
The prior planning and detailing assisted the successful construction of an engineered retaining wall that was used to form the garden beds. The retaining walls required no penetrations into the structural slab allowing the entire area to maintain waterproofing integrity. The retaining wall post footings were locked into the screed through tied reinforcement, with the screed and posts then membraned over as a secondary layer of protection.
Another impressive milestone achieved was Probuild completing the structure of all three towers in 142 working days (equivalent of a 39-story building), maintaining full production with no lost time during COVID-19 conditions.
Mr Delmenico added: “Being part of Australia’s largest air rights development required all of our know-how constructing in live environments with a fully operational regional shopping centre below our construction site. We successfully completed this project minimising any disruption to the shopping centre’s daily operation.”
