Prime Urban Group receives permit approval for $55m business park in East Bendigo


AUSTRALIA — Diversified Victorian developer Prime Urban Group has secured permit approval for a new masterplanned business park at its 5.51-acre site in East Bendigo.

The development, named “Prime Business Park Bendigo,” is set to introduce a mix of offices, warehousing spaces, and a central café to the market.

The developer acquired the property at 8-16 Rohs Road in mid-2023 and plans to deliver 17 modern offices, 57 customisable warehouses, and two 1,100 square metre factory units through the project.

With a Gross Realisation Value of over $55 million, this is the most significant new industrial development in Bendigo approved for construction this year.

The project is expected to support approximately 100 subcontractor full-time equivalent jobs during the build and engage over 35 local material suppliers.

Nicholas Tissot, Development Director at Prime Urban Group, expressed excitement over the permit approval, noting it as a significant milestone for the business as it expands its footprint in key regional markets across Victoria.

“Bendigo is a growth area in which we see significant future value. It has terrific credentials from a commercial growth perspective, as local businesses will need to keep pace with increased demand from the region’s surging population in the next decade,” Tissot said.

He added that the demand for entry-level and medium-sized units has been consistent across their various industrial projects in Victoria, allowing businesses to scale up operations gradually and considerately.

The warehouse units at Prime Business Park Bendigo are Industrial 1 Zoned (I1Z), making them suitable for a wide range of uses.

Features include mezzanine levels for extra storage, motorised doors for delivery vehicle access, three-phase power, car parking on title, NBN connectivity, and modern kitchenette and bathroom facilities.

The 17 office spaces, available in several configurations, can be utilised as dual-level contemporary workspaces or showroom areas.

Designed by Archiworks, these offices range from 144 square metres to 371 square metres in size and provide additional lockable space via separate 15 sqm storage rooms.

The masterplan includes landscaped areas, and future tenants will benefit from easy connectivity to key arterials, including Rohs Road, Strickland Road, and the Midland Freeway, as well as the neighbouring rail network and the recently refurbished Bendigo Airport, which is a three-minute drive from the project.
