Pembroke Real Estate has revealed that the T&G Building in Melbourne is now 100 per cent occupied with the opening of two new food and beverage venues.
Originally constructed in 1928, the 43,000 square metre (sqm) T&G Building occupies a prime corner location within the desirable ‘Paris End’ of Collins Street, and has three façades fronting Collins Street, Russell Street and Flinders Lane.
In July 2018 Pembroke, along with a large team of partners including architecture by Bates Smart and construction by Built, completed extensive upgrades at the T&G Building to carefully restore one of Melbourne’s best-loved heritage buildings while sensitively adapting the property to provide a more flexible, collaborative office experience, delivering 10 levels of A-Grade office s
pace.
The updated building features dual entrances with access to the sophisticated Collins Street, and the newly pedestrianised Ramsden Place embracing Melbourne’s quintessential lane-way culture.
With expansive floorplates of up to 4,000 square metres, tenants of the T&G Building benefit from new end-of-trip facilities including 266 secure bicycle spaces and substantial shower and locker facilities.
Moreover, the upgrades to the building included measures to ensure the T&G Building delivers superior energy efficiency. Thus, a 4-Star NABERS Energy Rating and 3-Star NABERS Water Rating target are being targeted.
According to Pembroke’s Vice President and Head of Australia, Matthew Knight, the goal was always to deliver more than just a workplace.
“As an international real estate business we’ve drawn upon our team’s global expertise and the in-depth local knowledge of our partners to create a sophisticated offering,” he said.
“The T&G Building blends diverse retail and F&B with premium workspace to create an enhanced experience for tenants and their guests. Now more than just a workspace, it’s a thoughtfully curated business community.”
One year on, the building is performing successfully with high tenant satisfaction ratings and an extremely popular communal atrium space and café.
Last Fridaym Pembroke announced that Hazel, a two-storey restaurant occupying ground and level 1 of the Richard Allen Building (which forms part of the T&G Building) will open on October 14, and Dessous, a cosy late-night underground wine bar will open on October 21.
