
The New South Wales government has released the draft proposal for the Burwood North Metro state-led rezoning, an urban project set to deliver up to 18,300 new homes and 3,900 jobs in one of Sydney’s most iconic precincts.
The updated plan adds 3,300 more homes than originally estimated in August 2025, taking the number of planned homes from 15,000 to 18,300.
By refining the density around the upcoming Burwood North Metro Station, the government aims to create a high-density residential and commercial hub that capitalises on world-class transit links. Once operational, the Metro will connect residents to both the Sydney CBD and Parramatta within 10 minutes.
The 113-hectare precinct plan, which covers an 800-metre radius around the station, includes several key features designed to balance growth with liveability, including diverse housing and a mandate for 5 to 10 per cent affordable housing. The plan also calls for enhanced open spaces, improved local roads, and dedicated walking and cycling connections.
Burwood, recently recognised by Time Out as one of the world’s “coolest” neighbourhoods, is already known for its Chinatown Night Markets.
NSW Minister for Planning and Public Spaces Paul Scully noted that the rezoning supports the area’s natural vibrancy while tackling the housing crisis.
“Burwood already ranks as one of world’s best neighbourhoods, and with both the Sydney CBD and Parramatta set to be a quick 10-minute trip from the new Burwood North Metro station, it’s a no brainer to support its continued growth,” Scully said.
The proposal is part of a broader state-led initiative involving 68 rezonings across NSW, intended to unlock over 236,000 homes and 167,000 jobs.
Burwood Mayor John Faker hailed the move as a “once-in-a-generation opportunity” to create a more connected, people-focused centre.
“It’s great to see the state government recognise the critical role Burwood North plays in metropolitan Sydney.
The updated NSW Government Masterplan will now enable the provision of new public space, expanded retail and commercial floorspace to support local businesses, and brings thousands of new jobs to the area.”
The draft proposal is on public exhibition from until April 10.
