
A new chapter in Sydney’s urban renewal journey has begun with the ceremonial sod turning for Dawn, Stage 5 of Sekisui House Australia’s flagship $5 billion Melrose Park masterplanned community.
NSW Premier Chris Minns officially launched the next phase of the project, which aims to deliver 368 parkside residences and is recognised as one of New South Wales’ largest privately owned urban renewal initiatives.
Developed in partnership with Hankyu Hanshin Properties and constructed by Decode, Dawn marks a significant milestone in the ongoing transformation of Melrose Park into a vibrant, sustainable community.
The broader project envisions over 5,500 homes, a mixed-use town centre, 50,000 square metres of green open space, and future educational facilities designed to support a growing population.
Kazunori Ito, Group CEO and Managing Director of Sekisui House Australia, said: “This moment represents more than just the start of construction. It is about building a new urban heart for Sydney’s geographic centre.
“Dawn and the wider Melrose Park masterplan will generate thousands of jobs, deliver quality homes for families and help more people realise the dream of home ownership.”
He underscored the company’s commitment to supporting housing targets and the recently expanded Home Guarantee Scheme that took effect on 1 October 2025.
“We are proud to be supporting the NSW government’s housing targets and expanded Home Guarantee Scheme, which came into effect on 1 October,” said Ito.
“The program is already opening doors for more first home buyers at Melrose Park, many of whom are using the scheme to purchase with a 5 per cent deposit and no Lenders’ Mortgage Insurance.”
The Home Guarantee Scheme, enhanced by the federal government, has eased access to home ownership in New South Wales by raising the value threshold to $1.5 million.

This enables buyers to secure new apartments sooner, without the traditional burden of a 20 per cent deposit and costly mortgage insurance.
Dawn is designed by Group GSA to embody Sekisui House’s global “Love of Humanity” philosophy, integrating sustainability, technology, and liveability into every aspect.
Future residents will benefit from abundant green spaces, energy-efficient features, and direct connectivity to the Parramatta Light Rail Stage 2 and Melrose Park Town Centre, both set to open in 2026.
Supporting the local community, construction has recently commenced on Melrose Park High School, a state-of-the-art facility able to accommodate over 1,000 students within walking distance of Dawn.
Melrose Park’s vision includes smart community features such as electric vehicle charging stations, environmental monitoring systems in collaboration with Western Sydney University, and enhanced broadband infrastructure via NBN nodes to residences.
With over $216 million committed to local and state infrastructure, the development aligns with NSW’s 30-minute city goal, promoting liveability with easy access to employment and lifestyle hubs.
The precinct offers residents exclusive rooftop gardens, beautifully landscaped podium parks, and internal courtyard gardens.
Overlooking Central Park, which spans nearly two hectares with BBQ areas, children’s play zones, and walking tracks, the environment caters to active lifestyles and pet owners.
Construction is progressing with completion expected by the first quarter of 2028.
