Maleela Rise redefines penthouse living luxury


Balwyn’s prestigious Reid Estate is set to welcome one of Melbourne’s most ambitious residential designs, with Chapter Group, in joint venture with James Packer-backed NPACT and Gersh Investment Partners, unveiling five expansive penthouses at Maleela Rise.

Unlike traditional developments that crown a tower with a single penthouse, Maleela Rise dedicates its entire top level to five residences, ranging from 270sqm to 330sqm, each with large external terraces up to 253sqm.

The scale, in both internal and outdoor space, has been carefully designed to replicate the proportions and amenities of a family home.

Three of the penthouses boast private rooftop swimming pools surrounded by landscape designer Jack Merlo’s signature sky gardens.

Designed as contemporary interpretations of a suburban backyard, the terraces include open-air dining areas, lounge spaces, and sweeping city views.

“We approached these penthouses the way you would approach the grounds of a luxury home,” said Merlo.

“The pool and terrace become the heart of the residence – a place to entertain, to gather family, and to create memories.

“For downsizers, this is the backyard without the upkeep, but with views you could never get from ground level.”

Architects Cera Stribley and interior studio Studio Tate have drawn inspiration from Australian modernism, blending Balwyn’s Georgian and Tudor heritage into the project’s architectural language with cream brickwork and bronze detailing.

Inside, the residences feature stone, bronze accents, and a warm palette tailored for personal expression.

“Building on the architectural narrative for Maleela Rise, we’ve embraced the connection with nature that the site offers and incorporated a refined palette of tones and textures that reflect this,” said Liz Ride, associate director of Studio Tate.

“The spaces have been designed to provide all of the feature comforts of a family home – ample proportions, multiple living spaces, generous kitchens – while also accentuating the benefits that come with apartment living.”

Each penthouse is configured with three bedrooms, an executive study, two living areas, and three-car lock-up garages, balancing residential luxury with everyday functionality.

Reflecting the global hospitality experience of NPACT Founder and CEO Todd Nisbet, Maleela Rise includes premium resident amenities more often seen in luxury hotels.

Concierge services, a club lounge with a feature bar, curated library, and a wellness retreat with a gym and saunas create an atmosphere of private hotel-style living.

Nisbet’s career highlights include leading the landmark development of Crown’s One Barangaroo in Sydney.

The penthouses have already drawn strong pre-release interest, particularly from local downsizers and multi-generational buyers.
