Investa Property Group has completed its latest commercial office building, Barrack Place, at 151 Clarence Street in Sydney.
Designed by top tier architectural studio, Architectus, Barrack Place is a 23-level A-grade commercial office tower which fuses elements of the city’s rich heritage with a future where workplaces make its occupants healthier and happier.
Architectus’ Managing Principal, Colin Odbert, explained that Barrack Place provided a unique opportunity for them to respond creatively to the needs of the modern workplace as well as provide significant benefit to the public by opening up a gateway to the emerging western corridor of Sydney.
“To inform the design of the building, we drew inspiration from the carriageways and courtyards of the heritage merchant’s warehouses and used a range of materials and architectural detailing to create a rich and textured environment that speaks to the history of the area,” Mr Odbert stated.
Bleached timber cladding, exposed brick facades and charcoal metal framing were added in the building’s entrance to create a warm, tactile environment and to foster occupants to pause and spend time in the space during their working day.
Some of the building’s wellness and technology features include Bluetooth entry, 50 per cent more end-of-trip facilities, luxurious residential-style amenities (such as feature mirrors and lighting), advanced air filtration and natural lighting considerations – all aimed at developing a modern, healthy workplace environment.
It is one of the first buildings to utilise smart sensor technology in all its lighting, which can reduce electricity costs by up to 78 per cent, while providing heat mapped space utilisation insights.
UV lamps have been integrated throughout the development to kill microbes and mold, while extensive greenery in the foyer areas and terrace spaces create a seamless connection with the natural environment, which has been proven to contribute to feelings of calmness and wellbeing during the working day.
“Barrack Place sets a new benchmark for office development in Sydney through its considered design that links back to the past and its integration of smart, integrated technology that positions it as one of the most advanced buildings in Sydney,” said Mark Tait, Group Executive & Head of Commercial Development at Investa.
Barrack Place has already received a 6 Star Green Star – As Built rating and was the first building in Australia to receive the WELL Core & Shell Gold Pre-certification by the International WELL Building Institute in 2017.
